Description

We expressly point out that the purchase price is a net purchase price, as the gross purchase price including VAT is EUR 1,428,000. The house is located in the Narzissen-Dorf Zloam and was newly built last year. The Narzissen village has everything you need for a relaxing vacation, from an inn to a swimming pond, ski lift, toboggan run, riding facility, sports field, children's playgrounds, tennis courts and much more. The Grundlsee lido is just a 10-minute walk away. Take the opportunity to invest in a “buy-to-let” house: you acquire property and rent it out for tourism. The rental is handled by an experienced operating company, which also takes care of all matters relating to bookings and organization and offers full-service management. The owners can use the house themselves for 30 days a year, while the rest of the time it is rented out to vacation guests. The income from the rental is split 40:60 between the owner and operator. During the rental period, the operator pays the operating costs and the maintenance fund. During the period when the house is used by the owner, the owner must pay the operating costs himself. Everything is taken care of in the village, and the village amenities can also be used free of charge when using the property yourself. Additional services such as room service can be organized for a fee. The Ausseer Landhaus is located at the highest point in the village and has a living space of approx. 185 m², standing on a plot of approx. 854 m². Built in the typical Aussee style, the house offers a room height of approx. 2.80 m. It has three bedrooms with en-suite bathrooms, a sauna with bathroom and can accommodate 6-9 people. There is also a very spacious living/dining room with adjoining kitchen and open fireplace. In the attached troad box there is an independent apartment with living/dining area, kitchen, private entrance and a bedroom with en-suite bathroom and a balcony on the upper floor. The two parts of the house can be used separately or together. The house has three balconies and two terraces. It is furnished to a very high standard and is being sold with complete, high-quality furnishings. The house is heated by local heating from the municipality's central heating system. An average yield (10-year average) of around 5.2 % is expected. HWB 58.
