When selling an apartment as opposed to a house, you will need to provide additional documents: the utilisation value report, the protocols of the last owners' meeting and the statement of operating costs. The procedure, such as the valuation or marketing, does not change in principle.
Absolutely – you can sell your house or apartment when you have an existing rental agreement with a tenant to live there. However, please keep in mind that buying a property does not end an existing tenancy. If you want to buy as an investment, a tenancy is not an issue for the time being. For buyers who seek to move into the property, this is a disadvantage, and sellers will have to expect a lower sales price. You should also check if the current tenant might have the right of first refusal.
If you are the sole heir, you are free to decide whether or not to sell. However, you will need the authorisation (testament or certificate of inheritance). Within a certain period of time, you have the option of selling the property without an entry in the land register.
