We propose a living solution with a contemporary character, in which architectural elegance is combined with modern plant engineering technologies. The solution we propose is a semi-detached villa on two levels. Particular attention must be paid to the quality of construction and the materials that will be used during construction, thanks to the builder's decades of experience. Specifically, the building will be constructed in energy class A4 equivalent to energy saving and sustainability. The specifications include modern and valuable finishes with the advantage of being able to customise it; likewise, the spaces can be modulated according to different needs. Photovoltaic and solar thermal systems will be housed on the flat roof. The heating and cooling systems will be provided by a heat pump with radiant floor panels for the heat and air ducting with vents for the cool. Possibility of building an outdoor swimming pool in the garden and/or a mini pool on the flat roof. Where necessary, it is possible to envisage merging the two units into a single villa. The quiet location enjoys views of the lake and open views of the mountains and is convenient for reaching the beaches and the railway station. Delivery is scheduled for the end of 2025 and we will be happy to illustrate the project with on-site demonstrations of the builder's recent achievements.

Colico is a municipality in the province of Lecco. It is located in the northern part of Lake Como and it is the most important town in the area, which is often identified as its Colico branch. Colico is well served by the Navigation service, which offers connections to other locations around the lake. It offers a railway station and a motorway that easily connect it to Milan, only 90 km away. The city of Como can be reached in about 1 hour by car, the city of Lecco in about 30 minutes. Colico is only 75 km away from St. Moritz famous ski resorts. The most important event taking place in Colico is the World Cup of kitesurfing. This location benefits from its sun-kissed south-west orientation with long red-golden evenings. You can enjoy the view of the lake and the beautiful mountain scenery as well as the proximity to the Piona beach bay and the Pian di Spagna, a well-known nature reserve. The wind conditions on this part of the lake create a paradise for water sports enthusiasts, just as the hinterland beckons with hiking, trekking and mountain bike tours. For winter sports enthusiasts, the famous winter sports resorts of St. Moritz (CH), Madesimo, Bormio and Livigno (Ital.) are only about 1.5 hours away by car.
