What aspects should be considered when selling a house?

Real estate is often the largest possession we have. Therefore, when it comes to selling the house we live in or a flat we own, it is virtually impossible not to consider memories that bind us to them. The decision to sell one's home is therefore complex, can often give rise to doubts and certainly has a whole series of issues to deal with. So what are the aspects to consider when selling a house? What is the right time to sell? How much is my property worth? How should the transfer of ownership be organised? What are the costs involved? Determining the value of your property

Many owners make an incorrect valuation of their property. In the case of private sales, the problem is often one of overvaluation, as the emotional value actually exceeds the real market value. Equally incorrect is the assumption that the money invested goes hand in hand with the desired sales price. On balance, there are many factors to consider for the current value of a property. In addition to location, size and age, current regulations in the case of further expansion, the condition of the property, the condition of the land, as well as the condition of the electrical and plumbing installations play an important role. In order to determine the market value correctly, therefore, great objectivity is required. For this reason, it is advisable to leave such an evaluation to an expert such as an appraiser or real estate agent. In fact, an incorrect valuation could considerably reduce your chances of getting the best possible return.

Effective exposés and visits

A well-structured, high-quality exposé gives potential buyers the opportunity to get a thorough impression of your property. Thanks to professional floor plans and photos, you will be able to attract the attention of interested people and make a good first impression. For the shoot, keep the lighting conditions in mind and use a good camera with a wide-angle lens to ensure optimal representation. For visits, however, always remember to choose the best time of day. An east-facing terrace, for example, looks best in the morning, much more so than at sunset. Finally, prepare all information about your property in case you have any questions: the surface area in square metres, heating costs, an energy balance and the latest renovations. An estate agent knows how best to present your property data and assess the interest and financial situation of potential buyers by asking the right questions. For private sellers, such an assessment is often complex and a wrong choice can be time-consuming.
