From medieval seat of the nobility to urban sales area: welcome to the first district

In the late Middle Ages, the district now known as the Inner City became the commercial centre alongside the seat of the provincial prince. Even today, the contrasting influences can be recognised in the cityscape, which presents a multitude of luxury businesses and magnificent architectural buildings as well as an urban infrastructure from which buyers of exclusive flats often benefit. Until the incorporation of Vienna's suburbs in 1850, the history of the city of Vienna was also the history of the first district, which remains the political, economic and cultural centre of the Austrian capital to this day. Our expert estate agents will tell you why a property transaction is also worthwhile.

The fantastic infrastructure of Leopoldstadt favours owners in property sales

Named after Emperor Leopold I, Vienna's second district was formed in 1850 from the former suburbs of Jägerzeile, Brigittenau, Zwischenbrücken, Leopoldstadt and Kaisermühlen. Originally comprising the island formed by the Danube and the Danube Canal, the district was divided when today's S-Bahn line was built. Today, the so-called ‘Praterstern’, Vienna's most important transport hub, marks the boundary between the historic and modern development of the district. Close to the seven or so main roads, owners of stylish condominiums from Engel & Völkers Vienna benefit from the short distances to the city centre and other major Austrian cities.

Your Engel & Völkers real estate agent recommends: Benefit from the practical possibilities in Wieden

Situated within the Gürtel, which was laid out on the site of the former Linienwall, today's fourth district was only created in 1861 after the new creation of the neighbouring district of Margareten. As a typical inner district with a rare selection of idyllic green spaces, hardly any other Viennese urban area offers such demonstrably high development potential as the property location of Wieden. The newly built main railway station not far from your modern flat is just one of many examples of the dynamic developments in the fourth district. The Wieden district has created a comfortable residential neighbourhood that appeals to families as well as couples and commuters and convinces them to buy a property.

History enthusiasts will find their dream flat in Margareten with our estate agents

In 1562, the foundation stone was laid for the first water pipeline at the imperial court of Ferdinand I, which was known as the ‘Siebenbrunner Hofwasserleitung’ due to its location in the Siebenbrunnenfeld. The water was collected in seven wells, which were channelled to a reservoir under the Augustinian Bastion in Vienna and from there to the court. In the 19th century, when Emperor Franz I allowed the citizens to share in the court water pipeline as the only existing source of water to date, the inhabitants built the Margaretenbrunnen fountain on the square of the same name, which still exists today, in gratitude. Travel further into Margareten's past with our district portrait and find out essential facts about the fifth district.

Idyllic living in Mariahilf - the district at the pulse of nature

As part of the inner district area, the sixth district has a considerable number of parks and green spaces that offer a break away from the vibrant centre of Vienna. With one of the steepest topographies of the inner districts, Mariahilf is a popular destination for sports enthusiasts, who can find a natural sports facility not far from their well-kept flat. The largest green area is the so-called ‘Esterházy Park’ with around 10,400 square metres. It is also home to the striking landmark of the sixth district - the famous ‘Haus des Meeres’ zoo, one of the most popular excursion destinations in the property location.

Quiet residential area meets city centre: this is the property location Josefstadt

The eighth district is not only the smallest catchment area in the Austrian capital, it is also one of the most densely built-up regions in Vienna, a city of 2.8 million inhabitants. Located between Vienna's Gürtel and Zweierlinie, only around two per cent of the district's area is dedicated to parks. Schönbornpark, a garden palace from the 18th century, is perhaps a popular destination for tourists and property owners for this very reason. The estate agents at the renowned real estate agency Engel & Völkers will show you what other special features property buyers are confronted with after buying a flat in Josefstadt.

From Inzersdorf to Liesing: discover Liesing's diverse neighbourhoods

Completed in 1956 as the 23rd municipal district, the diversity of the sales area is still reflected today in the eight different and formerly independent cadastral districts. While Inzersdorf in the east of the residential district is known as an industrial area, Erlaa and Siebenhirten impress with spacious residential areas such as Alt-Erlaa not far from historic village centres. The eponymous district of Liesing is located to the west of Siebenhirten and also scores points with property buyers with its old town centre. Atzgersdorf and Mauer fascinate with their mixed development of residential and commercial buildings near the Vienna Woods. Finally, Rodaun and Kalksburg have idyllic locations that make buying a villa or house an attractive proposition.
