Description

High above the entire Zillertal, this very special property presents itself in a phenomenal panoramic location. Together with the architect, the client has created a very special property. Lots of glass, paired with wood, open room heights and exposed roof trusses are just some of the features to mention. From all directions, the sun can shine unhindered through the rooms. In summer, often until late in the evening. The main house offers space for a large open plan living-dining area with exit to the terraces, balcony and garden. The kitchen is well thought out, with appliances from Miele and you can admire the game behind the house from the bar in the morning. Two bedrooms and two bathrooms, including an entrance area and cloakroom, complete the spacious living space. On the lower floor there is a neat two-room apartment with its own garden and terrace, as well as a garconniere with its own garden. This small unit is rented for a limited period of time. The upscale furnishings run through the entire property and are sustainably heated with a heat pump. The device for additional energy, in the form of photovoltaics on the roof, is given.A second building built in the same architectural style would be planned as a sauna with wet room, but is currently used as a bar/party room. A double garage and two outdoor parking spaces perfectly round off the beautiful living on the Distelberg in the Tyrolean Zillertal.

Location: Aschau im Zillertal, Tyrol

The district of Distelberg is picturesquely situated above Aschau and at about 1000 m above sea level. Coming from Stumm or Aschau, it takes about 15 minutes by car up to the property. The Distelberg is well known for its beautiful hikes and places to stop for refreshments. Rustic hut snacks, sour sausages, pressed dumpling soup or hut toast are available up here - and a dream view of the most beautiful peaks of the Zillertal: the Gerlossteinwand, the Tristner and the top of the Höllenstein on the left, the Zilertaler Höhenstraße with the Gerechten and on the right side the beautiful Kellerjoch. Very well-known is the nearby Stuana hut - a small chapel, the Sacred Heart Chapel, stands at the bottom of the snack station. It was built between 2019 and 2020, not least out of his own Catholic faith, says Tobias Kröll's father, who runs the Stuana Hütte with his mother. On August 16, 2020, the chapel was inaugurated, including a snack station. In the valley below you will find everything you need for daily life, shops, doctors, restaurants and in the surrounding area many opportunities for winter sports. The distance to the main connection, the A12, is about 25 minutes, Munich is less than 2 hours away by car and the provincial capital Innsbruck can be reached in about 45 minutes.
