The duration of the sales process depends on various factors, such as price, property type, location and others. It is therefore possible to sell a property within a few weeks or several months. The more precisely the market price of your property is determined at the beginning of the marketing phase, the faster the whole selling process will be.
Good to know: If you want to sell your property quickly, you should not set the selling price too high. The more the selling price is raised above the property evaluation, the longer it will take to sell the property.
The portion of the estate agent's commission for the sale of a property is paid by the selling owner, while in the case of a rental property the tenant must pay a commission of one month's rent plus VAT to the estate agent.
The energy passport determines three different energy indices:
Energy performance class: consideration of energy requirements (heating and hot water)
Thermal insulation class: consideration of heating requirements, which requires taking into account the quality of the property's thermal envelope.
CO2 emissions performance class: consideration of the quality of greenhouse gases emitted during combustion of energy carriers.
This passport is compulsory in the event of substantial alterations to the dwelling and/or a change of owner or tenant.
