Description

This distinguished villa, located in the charming village of Buti, is a residence that embodies elegance and tradition, with its 300 square meters of living space spread over split-levels, and a large, lush, and enclosed garden of approximately 1,000 square meters. The property offers spacious interiors and exteriors, making it ideal for those seeking a refined and welcoming home. Externally, the architecture of the villa is characterized by the use of traditional and original materials, such as stone and exposed brick, which give it a harmonious yet contemporary appearance. Accessed via a portico, the raised ground floor opens into a spacious hallway from which the living areas branch off. The double living room is one of the most striking features of the house: bright, thanks to large windows that overlook the garden, it is dominated by a grand fireplace that adds warmth and intimacy to the space. The kitchen is spacious and well-appointed, while the separate dining room offers an ideal setting for family gatherings or entertaining guests. From the ground floor, a refined wooden staircase, crafted with high-quality materials that are consistent throughout the home, leads to an intermediate level. Here, three bedrooms are found, one of which features a convenient balcony, along with two bathrooms that provide comfort in this dedicated area for rest and relaxation. Continuing upwards, the top floor houses a fourth bedroom, an additional bathroom and a large, versatile room that could serve as an office or library, depending on one's needs. This level is further enhanced by a large veranda, a space flooded with natural light, offering a peaceful and private environment to enjoy at leisure. The first floor also features a splendid solarium terrace, perfect for outdoor moments, with views over the surrounding hills. The lower level, at garden level with direct access from the villa’s interior, houses a spacious garage, additional versatile rooms, and a service bathroom. This level adds further functional space, ideal for home organization and offering extra room for everyday needs. This villa is perfect for a family seeking an elegant and welcoming home, but also for those who love to entertain and host guests. With thoughtful customization and potential modernization, while preserving the fine original finishes, it can be transformed into a sophisticated contemporary residence that retains the charm of tradition. The spacious and bright interiors, combined with the tranquil location in the heart of Buti, make this villa a unique opportunity for those looking for a home to live in and welcome friends and family, all within a context that is both elegant and steeped in history.

Location: Cascine di Buti, Tuscany

Buti is a Roman village developed on the eastern slopes of Monte Pisano, along the banks of the Rio Magno. Its natural position meant that, from the very beginning of its history, the village’s economy centered around agriculture. In particular, the successful cultivation of olive trees and the construction of numerous mills led to a flourishing production of extra virgin olive oil, which remains prosperous to this day. A site of frequent battles, Buti developed a defensive system of fortifications, some of which can still be admired today in the walls and castles that guard the area. These castles have now become small independent villages, still inhabited and open to visitors. Another significant historical feature is the Francesco di Bartolo Theatre with its distinctive horseshoe-shaped layout, making it a small historic theater dedicated to the first commentator of the Divine Comedy, who was originally from the area. Along with him, Buti was the birthplace of numerous poets and writers. The historical atmosphere of Buti can be experienced through the annual Palio delle Contrade, which enlivens the streets of the village, accompanied by a rich calendar of food festivals that pay homage to the local culinary tradition. The proximity to the mountains offers the opportunity to explore the fascinating landscape through easy-to-follow hiking or horseback riding trails. Monte Serra, in particular, provides the perfect setting for via ferratas and mountain bike excursions, immersed in the peace of nature. To experience the vibrancy of the city, Pisa and Lucca are just 30 minutes away by car, while Florence is located a little over an hour’s drive.
