Plot of land in Viso, with a total area of 1068 sqm (968.70 sqm after the transfer of 99.30 sqm to the public domain), with a project that foresees a total construction area of 3965 sqm. Of the total construction area, 2769 sqm correspond to the 6 floors above the threshold and 1206 sqm to the two floors below it, which correspond to 30 apartments (1 T0; 12 T1; 16 T2; 1 T3) and 36 parking spaces. The architectural project for the 30 apartments has already been completed and is ready to be submitted to the CMP, and the specialties are underway. There is the possibility of changing the project to increase the number of units, but the construction area approved in the subdivision must be maintained, so increasing the number of units is only possible by changing their typology, making smaller units. If the client wants to make this change to increase the number of units, there are two options: - Make the Prior Communication with the existing project, which complies with the approved allotment project, and pay the fees. This way you can start the work within the 20 working days mentioned above. As soon as the work begins, the project for the addition to increase the number of units is submitted to the Town Hall. As these are interior alterations, the work can continue while this addition is being considered by the City Council. - Make the change to the architectural project straight away and submit it to the City Council for consideration. As this project no longer conforms to the approved allotment project, it is no longer possible to issue a Prior Notice and a “normal” license will have to be issued. Even so, it should be noted that, as the volume and construction area have been approved, it will always be a quicker process than usual, as it will only be interior alterations. It should be noted that all the streets in the surrounding area are currently being rehabilitated through a CMP program, which will extend from the front of the site to the bypass, including new sidewalks and infrastructure.
