A key trend can be seen in Palma de Mallorca, as is the case in other regions. Many potential buyers will begin by renting a property, before going on to make
a purchase later. Rental contracts usually run for at least a year. Popular areas include Palma’s old town, Calatrava, and around the Paseo del Borne, as well as Santa Catalina. Those searching for rentals prefer homes with attractive outdoor spaces, parking and, where possible, lifts. Engel & Völkers has apartments available from around 1,400 to 2,700 euros for long-term rental. Palma Town Hall has prohibited holiday rentals of multi-family homes, which has eased the market again.
In Son Vida and in the surrounding area of Palma, rental prices, as well as purchase prices, are among the highest on the whole island. This is due, among other things, to limited availability. In this area, rental prices also correspond to the relative price levels of properties offered for purchase. Apartments for long-term rental cost up to 7,000 euros a month, while houses are available for monthly rental of between 6,500 and 15,000 euros. Engel & Völkers does not offer any properties for short-term rental in this area.
