The property is located at 500 meters above sea level in the municipality of Orselina, situated above Locarno on a hillside overlooking Lake Maggiore. The municipality owes its Insubrian climate – mild and dry in winter, moderately warm in summer – to the lake, enabling the outdoor growth of a lush Mediterranean and subtropical flora. With over 2100 sunshine hours per year, as measurements from the nearby Locarno-Monti Meteorological Institute have shown, the Locarno hill region receives the most sunshine in all of Switzerland. The municipality covers approximately 2 square kilometers and has 750 inhabitants. Orselina is known for its scenic location (270 - 1230 m above sea level), the pilgrimage church "Madonna del Sasso", the sculpture park with its "amphitheater", diverse hiking opportunities, the Locarno-Orselina funicular, and the cable car to Cardada, redesigned in 2000 by the renowned architect Mario Botta.
