Amenities and special features of this house

With a view over the Inn Valley and the Mieminger mountain range, this unique country house jewel stands enthroned above Polling in Tyrol. On the idyllic garden side, it adjoins undeveloped cultivated land with open-air designation. With various rooms on 290 m² of living space, embedded in a 702 m² plot, this gem offers luxurious living comfort for lovers of exclusive country life. With a full basement and equipped with a double garage and workshop, this property, built in 1983, completely renovated in 2004 and continuously maintained, is waiting to become your personal paradise. From the forecourt, you reach the house entrance with the approx. 500 year old Gothic entrance door via an external staircase, protected by the roof structure of a farmhouse from the 18th century and along harmonious Lüftl painting. Here on the ground floor, the open country kitchen, which adjoins the spacious dining area with kitchen stove, and the living room with classic carved wooden beams can be reached from the hallway, on an area of approx. 128 m². The so-called ladies' room, the main bathroom, a separate toilet and the library/study are also accessible on the living level. You also have access to the covered southwest terrace with comfortable seating by the brick baking and pizza oven with integrated grill. The wonderful, natural garden enchants with its variety of berry bushes and fruit trees and, as a highlight, a small wooden walkway in front of the water lily pond. From the living room, a staircase leads to the attic with approx. 48 m², where you will find the cloakroom, the master bedroom with a romantic balcony under the roof and the master bedroom with access to the covered outdoor lounge area. The basement, which also has natural light in the front part, is accessible from the forecourt via a double door and via a staircase from the entrance hall of the living level. This level, with around 114 m², is divided into three areas: A small living area with two rooms and the option of connecting a kitchenette, including a bathroom with shower and toilet. A utility area including a boiler room, which leads past an infrared cabin to another gem of the house - the vaulted wine cellar and the pantry. The third area can be used as a studio or hobby room, with access to the forecourt. The heating and hot water preparation is provided by a new oil heating system and the option of supplying natural gas is also available. The house is being sold furnished except for personal items and a handover can be carried out promptly. Unfortunately, no leisure residence permit is available.

Polling in Tirol: Location and surroundings of this property

The country house is located in an elevated vantage point on the outskirts of Polling in Tyrol in a quiet side street and borders on undeveloped open land to the south. Polling is located in the Upper Inn Valley between Zirl and Telfs, about 20 kilometers west of Innsbruck. The municipal area stretches from the valley area at 615 meters south of the Inn over the Pollingberg (860 meters) to the area of the Flaurlinger Joch at 2,211 meters. Polling probably originates, like many of its neighboring villages Inzing, Hatting and Flaurling, from a Bavarian settlement from the 6th century. "Pollinga" was first mentioned in documents in 763. The village is on the Way of St. James, the well-known pilgrimage route that runs across Europe. One stop along the way is the local church, which is dedicated to St. Rochus and St. James. A wide variety of bike routes are available and the comfortable Inn Valley cycle path that runs past is particularly popular with families. A little further up, on the Inn Valley terraces, the Peter Anich Trail follows in the footsteps of the famous Tyrolean cartographer Peter Anich, with a view over the Inn Valley and the striking Hohe Munde. Innsbruck is also easy to reach for commuters, as Polling is well connected by transport. By car, the Pettnau motorway exit can be reached in around 6 minutes and Hatting train station in around 5 minutes, which gives Polling residents a quick connection to the state capital of Tyrol. There is also good access to the public transport network, with regular bus connections to Innsbruck and other surrounding towns. Overall, Polling in Tyrol offers an attractive combination of living close to nature, good infrastructure and good accessibility to Innsbruck. These factors, together with the nearby kindergarten, elementary School and Supermarket, make Polling a popular family place to live in Tyrol.
