Description

The scent of resin, the glitter of raindrops, the refraction of the sun's rays through the tops of the fir trees, wonderful air and the peace of the forest. On first-name terms with deer and hare, you know it: the dream of a house in your own mountain forest. The property offered here is located just four minutes' drive from Seefeld, in Neuleutasch. This property on 4,794 sqm of private forest land (3,653 sqm forest) with zoning as open land can be reached via a private road that is only used and maintained by the five owners back here in the forest. Only one property behind it leads across this property and then there is just wonderful forest at over 1,200 m. The house was built as a holiday home in the 1950s and masterfully furnished in stone pine by Tyrolean craftsmen. The doors, the wall paneling, the furniture, everything is in stone pine and it still smells of it. A vestibule leads to the entrance area and from there to the left into the beautiful kitchen with direct access to the terrace. Directly from there you can access the large living room with a tiled stove, which is operated by oil central heating, as is the oven in the kitchen, and the other radiators on the ground floor. Beautiful double doors also open from the living room and the ground-floor bedroom onto the surrounding terrace covered in porphyry. There is also a bathroom (original condition), a separate toilet, a pantry and access to the basement, which has two oil tanks, a workshop and plenty of space, on this level. The staircase leads to the upper floor, which is wonderfully cozy and surprisingly spacious. From the outside you have no idea how much space is hidden inside the house. The middle of the upper floor offers a beautiful lounge, which, when the doors are open, definitely offers a connection to the outside. From this you can reach two very nice bedrooms with sinks and access to the balcony in a southerly direction. Opposite is the third bedroom with sink and built-in wardrobes. From the middle room you can also access a toilet and two other small rooms with sleeping accommodations. The property is currently supplied by its own spring and drained via a pit, but sewer and drinking water of the highest quality and fiber optic are already on the property. A real idyll with a lot of potential, in the house, as well as the exceptionally large private plot, take a look, something like this is very rare, we look forward to meeting you!

Location: Leutasch, Tyrol

The idyllic Neuleutasch stretches picturesquely between the lively Seefeld and the natural Leutasch. Nestled in the majestic Tyrolean mountain landscape, this place offers a harmonious combination of urban life and untouched nature. Seefeld, just a short drive away, is known for its lively atmosphere and a variety of shops for everyday needs. Life pulsates here, while guests and locals alike enjoy the wide range of restaurants, cafés and shopping opportunities. In contrast, Leutasch presents itself as a quiet retreat that attracts nature lovers and those seeking relaxation alike with its Gaistal recreation area. Here, untouched forests, clear mountain streams and extensive hiking trails invite you to explore the beauty of the Tyrolean landscape and unwind. The lush landscape is pristine and absolutely unique in Tyrol: hiking trails through deep green forests and lush alpine meadows, extensive (e-) bike routes along the turquoise-blue Leutascher Ache, in between there are impetuous torrents, climbing areas and crystal-clear lakes, flanked by rustic huts and the imposing Wetterstein Mountains. There is really a lot of space to enjoy here: the Hohe Munde looks majestically over the extensive mountain world and its valuable natural treasures - from the alpine paradise of Gaistal to the spectacular Geisterklamm. Leutasch is protected from the foehn wind to the south and from the cold to the north by the Wetterstein. Snow clouds have easy access from the west through the Gaistal. This means that Leutasch is very snow-sure and at the same time has a mild summer climate. In winter, Leutasch offers one of the most beautiful cross-country skiing areas in the world and the offer is rounded off by cleared winter hiking trails and varied toboggan runs. A supermarket, a doctor, a kindergarten, a primary school and an adventure pool with a children's world and sauna are located in the nearby town center of Leutasch, and public transport is accessible via bus stops. Neuleutasch, nestled between these two worlds, offers its residents the perfect balance of urban comfort and natural beauty. From here you can experience the best of both worlds: the lively atmosphere of Seefeld and the incomparable peace and beauty of Leutasch. Seefeld center / train station: approx. 5 minutes by car, Innsbruck center / airport: approx. 35 minutes by car, Munich center: 1h 40 minutes by car, Munich airport: 2h 05 minutes by car.
