They can either be rented out, as they presently are, OR can be occupied permanently by the new fractional owners. Up to 32 people are comfortably accommodated in the 5 luxury income-generating villas of which each is equipped with its own braai area, private swimming pool and jacuzzi. These are popular with the tourism market and have been positioned to ensure privacy and exquisite views of the surrounding countryside. Another 2 cottages are located a little further from the villas. The original farm building, conveniently located adjacent to the tasting room, can also be converted to a restaurant with a wine/ beer garden to add to the existing income of the farm. The farm is situated between Kleinmond and Bot River in the Western Cape province of South Africa. Immediately adjacent to the Kogelberg Biosphere Reserve, making this unique property lend a feeling of quiet country living with many possibilities. Located 20 km from the coastal town of Hermanus and 5 km from the N2 national road, as well as being only one hour drive from Cape Town International Airport, access is uncomplicated. The North-East facing orientation of the farm , along with its microclimate, ensures more than enough sunlight, ideal for the grape varietals. 32 ha of vineyards consist of a suitable mix of well-known varietals including Sauvignon Blanc, Chenin Blanc, Sémillon, Cabernet Sauvignon, Shiraz, Merlot, Malbec, Pinot Noir and Mourvèdre. The farm has capacity for an additional 40Ha of vines if need be. The tenant winemaker operates the cellar and tasting room and sells wine directly to the public from the farm. These wines are in addition to the estate wine, “Barton” which has an established international market in the United Kingdom as well. Surplus grapes are also sold to other wine farms in the region. The olive groves are not actively managed at present but the possibility of bringing them back into production exists. The farm is rich in fertile soil and the water rights are in place. There is one large dam, plus a few smaller dams and other boreholes servicing different areas on the farm. Possessing registered water usage of over 300 000 cubic metres a year and registered dam storage of 95 000 cubic metres, the farm has enough water to expand current plantings. If necessary an additional borehole is used to fill the largest of the dams and at a rate of 80 000 litres per hour. Another borehole supplies water to four of the five villas, as well as to the cellar. The third borehole supplies the fifth villa as well as the cottages. The Barton Veg area is supplied by another borehole pumping approximately 20 000 litres per hour. All farm equipment belonging to the farm, as well as household contents in the villas, is included in the selling price.
