Description
Jardines del Prado is a residential complex of 15 houses in El Prado with access from Av. J Suarez and exit through Valdense, one block from El Rosedal del Prado. The property has perimeter fencing with access through gates with remote opening and provision for CCATV surveillance installations. All the houses have a parking space for one vehicle with green-block pavement, and in some of them it is possible to park more than one vehicle in the garden area outside the parking pavement. The property is located in the garden of an old country house with old and gigantic tree species (oak, araucarias, palms, magnolias, etc.) that were specially preserved. An interior street distributes 7 modules of two paired houses plus an independent one that can be crossed through the layout of an interior street covered with articulated concrete pavement. There are 10 houses left to be sold, all with the same construction characteristics, with variations in the size of the lot and/or its orientation. The houses have 100 m2 built area and consist of a ground floor with living-dining room with integrated kitchen, a full bathroom, storage room under stairs, and exit to a private backyard with pergola and its own barbecue. The perimeter of the property is fenced with a low enclosure towards the neighbors and barred towards the entrance and exit streets. The fronts of the houses are open to the interior street. Upstairs the houses have 3 bedrooms and a full bathroom all linked to the staircase hall. The bedrooms have good quality closets. Between the upper floor ceiling and the metal tile roof there is a large attic of about 50 m2 for storage. The structure of the houses is built externally in ticholo of 3 mouths of 17 Cm plastered with mesh and triple purpose mortar painted with beige color. The upper roof is made of slate type metal tiles mounted on a metal structure with OSB sheets. All interior walls are plastered with glass wool insulation and the partition walls have a double layer of plaster. The houses have aluminum openings with double glazing DVH in painted aluminum and the bedrooms have a monoblock with roll-up curtain. The first floor has a high-performance stove, and the upper floor has electric radiant floor heating in all rooms. The homes have installation including copper, wiring and drainage for 3 air conditioning units in the upper floor and one in the lower floor with pre-determined location of outdoor units. The kitchen is equipped with a built-in oven, vitroceramic stove and extractor hood. Melamine furniture and countertops covered in Dekton, sinks and faucets throughout the house supplied by Bosch y Cia. The carpentry in general is of very good quality, from the solid 3” entrance doors to the interior doors with steel hardware. The prices of the houses (those that remain to be sold are all the same in terms of building supply) vary according to location, orientation and amount of m2 of land for own use.
