Description
There are three adjoining dwellings with 12 m frontage each. The regulations for the area allow building in height on plots of land with a frontage of 24 m or more. For the zone, 15 m in height is allowed on 5 levels plus underground garages. One dwelling unit per 100 m2 of land is permitted, which on this lot would allow a building with 18 units. The permitted land occupation factor is 35% which for a plot of this size is 633.5 m2. The lot has a front setback of 8.5m and a bilateral setback of 1/5 of the front (7.2m on each side) which implies that the building block could have 21.6m front by 29.3m back. This would not be a regular volume as the 25% rear setback requires a minimum distance of 6m from the back line and the smaller lot requires cutting the block 2m earlier (a dimension that would be compensated towards the north end where the lot is deeper). At level 5 or fourth floor the area to be built cannot exceed 10% of the land area, which implies 181 m2. That said, the site allows the development of 2713 m2 in living area and circulation plus a subsoil of 633 m2 with at least 18 garages, circulation areas and various services. That is to say that the total buildable area would be 3346 m2 with about 2400 m2 saleable as housing, about 400 m2 of access and circulation on the 5 levels and about 550 m2 for parking and circulation of at least 18 cars.
