Tourists choose Sicily for purchasing their second home

Second homes are becoming increasingly popular, but prices are skyrocketing.

According to various market analyses, the real estate market has grown alongside the rise in tourism: from 2009 to 2017, the number of tourists increased from 3.8 million to 4.7 million in 2017, with the majority being Germans and French. Each year, they choose Sicily as their holiday destination for sun and sea, often returning home with the idea of buying a second home here.

For Germans and French, the ideal location for a second home has traditionally been the island of Mallorca and the Netherlands. However, in recent years, there has been a shift in trend, with Sicily now ranking as the top destination for purchasing a second home.

This has led to a 6.5% increase in demand for the luxury segment compared to previous years. Buyers are almost always the same individuals who had previously vacationed in the area.

Purchasing a property abroad can be risky if not guided by a professional, as confirmed by a Danish woman who recently bought a house in the Tindari lagoon:

“My decision was heart-driven,” said the woman, interviewed by “Der Tagesspiegel.” “I saw the house on a real estate portal and fell in love with it! I dreamed of living there carefree, surrounded by sun, sea, and good food, but it turned out to be a bad investment. Anyone wanting to buy abroad should make sure to inform themselves or better yet, be guided by a real estate agent.”

Investing in property yields much more than leaving money in the bank, but care must be taken not to make mistakes.

It should also be considered that reselling a property can be much more difficult the further you are from the main points of interest, which in Sicily include:

  • Catania, a step away from Mount Etna and easily accessible by air thanks to the Fontanarossa international airport.

  • Taormina, the most famous and visited Sicilian city by tourists.

  • Syracuse, with the island of Ortigia, which is growing rapidly and has more demand than the market offers.

  • Ragusa for its historic villas and wineries.

  • Noto with its baroque cathedrals.

  • Capo d'Orlando for its pristine sea.
