How much does a house in Venice cost?

Do you want to buy houses for sale in Venice in the most sought-after districts? Let's discover house prices based on area and property type

A stunning view of St. Mark's Basilica (Basilica di San Marco) in Venice, Italy, captured during sunset with a dramatic sky filled with scattered clouds. The Byzantine architecture of the basilica features ornate marble facades, multiple domes, and intricate mosaics visible in the arched entrances. Three tall red flagpoles stand in front of the church. To the left is the Clock Tower (Torre dell'Orologio) with its distinctive blue clock face. The foreground shows the expansive stone pavement of St. Mark's Square (Piazza San Marco) mostly empty of tourists. The scene is bathed in golden evening light that highlights the detailed carvings and decorative elements of this famous Venetian landmark.

Real estate agencies in Venice confirm that requests for apartments for sale are in line with previous years, but the available budget for those who want to fulfill the dream of moving to the Serenissima is still high and not within everyone's reach. Let's find out more about house prices in Venice based on areas and property types.

The districts ("sestieri")

Let's start with Dorsoduro, the most artistic district of the city, connected to San Marco via the Accademia Bridge. Here there is certainly no shortage of prestigious properties, with prices ranging from €3,800 to €4,800/sqm, reaching up to €8,600/sqm for exclusive properties overlooking the Grand Canal.

But even in the largest district of Venice, after Piazza San Marco, the prices for purchasing villas and apartments are not within everyone's reach. The San Polo area is indeed highly sought after for its central position and ease of reaching the rest of the city and the mainland.

The prices for purchasing a property? From €4,350 to €5,350/sqm, which can become as high as €8,600/sqm for properties overlooking the Grand Canal.

More unique than rare is also the real estate offering concentrated in the San Marco district, originally called Rivoalto (hence the name Rialto) which, after representing the political and judicial center of the Republic of Venice for almost a millennium, today also concentrates the most coveted real estate investments.

Want to know how much a house costs in Venice near Piazza San Marco, the Grand Canal or the Giudecca Canal? Prices per square meter range from €4,825 to €5,825 but can exceed €10,000.

Our overview of the districts where houses cost the most ends in Cannaregio. For those looking for luxury apartments for sale in Venice, finding the house of their dreams is certainly not a problem here. Cannaregio is in fact the most populated district with an irresistible historical charm. It is here that we find the Venice Ghetto, accessible from a "sotopòrtego" located at the foot of the Ponte delle Guglie, but also the main street that leads from Santa Lucia station to Rialto.

And house prices? Proof of wealth, no need to say. Whether prestigious Noble Floors or simple pied-à-terres with views of the canals, prices can range from €3,525 to €4,525/sqm. Some prestigious houses in Venice in this district, however, can be worth over €8,500/sqm.

This is just an overview to illustrate how much a house in Venice costs within the most sought-after districts. For anyone wanting more information to find the ideal home or complete a profitable real estate investment, Engel&Völkers awaits you.
