Amenities and special features of this apartment

Charming apartment located in the heart of the historical center of Modica, on Viale Medaglie D'Oro, on the 4th floor of a six-story building served by an elevator. The approximately 120 square meters are well distributed: a welcoming entrance with access to the dining room and living room; a kitchen with an adjacent laundry room and spacious storage room; a sleeping area with two spacious bedrooms and a convenient bathroom; and finally, two lovely balconies offer a partial but suggestive panoramic view. A practical and bright apartment, perfect for those looking for a comfortable and central home, with ample scope for personalized renovation. Additionally, the owner offers, if requested, the sale of an independent garage on the basement level of the same building as the property.

Modica: Location and surroundings of this property

We are in the heart of the historic center of Modica, a city in the province of Ragusa, at the southernmost tip of Sicily. Along with Ragusa and Scicli, Modica was declared a UNESCO World Heritage Site in 2001. Modica is described as "in the shape of a split pomegranate," as Gesualdo Bufalino puts it, nestled on the hills that converge toward the bed of two rivers, covered at the beginning of the 20th century, and what is now Corso, the current main street, is the point of connection of the "pomegranate," whose seeds are nothing but the countless houses clinging to the rock and some carved into it, separated by a maze of alleys and stairs with a medieval flavor. The property we are dealing with is a few hundred meters from Corso and the church of San Pietro, ascending the winding streets of the Cartellone district, the ancient Jewish quarter, among noble residences and popular houses. The charm of Modica lies precisely in this scenographic, unexpected, and unusual location, between the original Iblean Baroque, made of golden stone, and medieval reminiscences. Not far from the sea and golden beaches, surrounded by beautiful countryside marked by characteristic dry stone walls, Modica is part of the Iblean Territory, increasingly chosen by foreigners and locals alike for its beauty, climate, culture, and quality of life. The distance from Comiso Airport is 40 minutes.
