Description

A two-storey detached house, a classic post-war construction, in a panoramic position overlooking the Marecchia Valley located in a small hamlet a stone's throw from the centre of Verucchio. The house has a flat garden on three sides and a convenient porphyry driveway leading to the garage of approximately 22 m2. The house is completely in need of renovation. On the ground floor, the entrance hall leads us to two large rooms, originally intended for the dining and living areas. Continuing on, we find the kitchen, a large utility room, a bathroom, the central heating unit and a hallway. A pleasant staircase leads us to the first floor. Three bedrooms, a bathroom and a utility room, which can be converted into a second bathroom, characterise the current room division. In addition, a bright veranda of approximately 25 m2, located at the back in the quietest part of the house, adds a further livable space to the first floor to create a relaxation area. The residential location, the pleasant fountain at the front of the property, the bordering greenery used as agricultural land and not suitable for building, and the sunlight present at all times of day, give this property the fundamental characteristics for the creation of a cosy home to be lived in at all times of day and year.

Location: Verucchio, Emilia-Romagna

Verucchio was inhabited in prehistoric times as a Villanovan centre and could count on a thousand households. Its castle is first mentioned in 1144. In the 12th century, the Malatesta family, descended from Pennabilli, established their lordship there and erected two fortresses as the basis for their subsequent expansion throughout Romagna. Villages, castles, and small country churches built on the remains of ancient Villanovan (pre-Etruscan) buildings bear witness to the rich historical heritage of this corner of Romagna, where roads criss-cross the territory tracing millenary paths in the shade of linden and oak trees. Enchanting scenery, so much so that some claim that the etymology of Verucchio is "Verus oculus" of Romagna. In the small historic centre of 1,500 inhabitants, all the primary services are now available, such as: kindergarten, elementary and middle schools, post office, geriatric hospital, indoor swimming pool and the main commercial activities, as well as the municipal seat to which the nearby Villa Verucchio of 7,000 inhabitants located on the Marecchia valley floor about 2 km away refers. Verucchio is easily accessible thanks to the nearby A14 motorway about 10 km away, through which one can easily reach Bologna or Ancona in about 45 minutes. The small Republic of San Marino is only 5 km from the town centre.
