Description

Charming historical property dating back to the 1500s, meticulously restored, located on Via Pignatelli, just outside the center of Spinazzola, in the heart of the old town. Set in a residential context surrounded by the lush countryside typical of the area and ample parking spaces for vehicles. The building, spread over three levels totaling approximately 800 square meters, offers unique and well-maintained spaces. The basement features several cellars transformed into elegant libraries and a wine storage area. The ground floor hosts a large room used as an office. The residential area is on the first floor, accessible from the street via convenient stairs. This level contains two cozy apartments with independent entrances, comprising spacious bedrooms, three bathrooms with a laundry area, a large living room with a fireplace, two kitchens, and balconies with panoramic views of the Murgese countryside. The property benefits from an ideal climate both in summer and winter, due to the thick walls typical of 16th-century constructions. Additionally, the location of the building is noteworthy: recently, the Alta Murgia, which includes Spinazzola, was officially designated as a UNESCO Global Geopark, recognizing the global significance of the area and celebrating its invaluable geological, natural, and cultural heritage.

Location: Spinazzola, Apulia

Spinazzola is a small town in the Apulia region, part of the Barletta-Andria-Trani province, with a population of just over 6,000 inhabitants. It is located on the western side of the Apulian Murge, in a hilly area known as the "Sella di Spinazzola," 435 meters above sea level. The town is perched on a terrace surrounded by escarpments, overlooking the Locone River Valley, a tributary of the Ofanto River. At the beginning of the 20th century, the Pignatelli Castle was demolished, but Spinazzola still preserves remnants of medieval city walls, a commandery of the Knights Hospitaller, the 16th-century main church (San Pietro Apostolo), and the first Templar hospital in Apulia. Ruins of the Garagnone Castle are located in the namesake area, on the rocks of the Murgia, between Poggiorsini and Spinazzola, once belonging to the Orsini feudal estate. There are also remains of a Norman castle near Spinazzola. Another notable monument is the Epitaffio, a historic marker built in 1631 in the namesake locality to commemorate the ancient "Tratturo Regio Melfi-Castellaneta," a route that allowed livestock movement during Roman times. Within a 50 km radius of Spinazzola, one can visit notable sites such as Monte Vulture and the Monticchio Lakes, Melfi Castle, Monteserico Castle, Castel del Monte, Lagopesole Castle, Matera, the Cathedral and Castle of Trani, the Castle of Barletta, Minervino Murge, Gravina, and the Brotomagno Archaeological Park.
