Description
In basso Casentino, near Arezzo and Subbiano, we offer this former farmhouse from the 1600s, completely and finely restored, surrounded by 40 hectares of land. The property, of about 450 square meters, maintains all the original features unaltered. On the ground floor we find a large arched doorway that leads us to the entrance where we can admire an old stone oven in perfect working order; there is a kitchen with a large pantry, dining room, a double living room used as a library from where there is access to a beautiful panoramic terrace, which overlooks the garden, a TV room and a bathroom. An ancient pietra serena staircase and a modern elevator connect the ground floor to the first floor where there is an imposing central hall with a hand-chiseled pietra serena fireplace, four bedrooms one of which has an en suite bathroom, a small attic room used as a bedroom or study. The finishes are perfect, the flooring in the living area is made of terracotta, while a beautiful parquet floor was designed for the sleeping area. All the ceilings have exposed beams and terracotta tiles, mostly recovered and sandblasted. The fireplaces, on the other hand, are in terracotta and pietra serena, as are the door jambs. Next to the main house we find the old church building, completely renovated: on the ground floor a convenient and useful storage room and on the first floor a studio apartment with kitchenette, suitable for hosting friends and relatives. We also find the evocative chestnut dryer, also recently restored, and agricultural outbuildings that are currently used as a technical room for wood boiler; a LPG boiler is also provided. The farmhouse dates back to the 17th century and was used as such until 1960. On the property, located just in front of the entrance to the former farmhouse, we find a natural water source, this meant that the area was inhabited already in ancient times. The property has about 40.5 hectares of land, more than half of which is covered by mixed woods (18.7 ha), chestnut trees (13.2 ha) and olive trees (7.3 ha) currently in production. The farmhouse is surrounded by a garden full of trees and flowers. The space around the house, combined with the large availability of water in the area, would easily allow the construction of a panoramic infinity pool with unparalleled views of Arezzo and the green hills of Casentino. The house and the property as a whole, lends itself to multiple uses: it can accommodate a large family wishing to live in contact with nature, but remaining close to services to the town of Subbiano and the city of Arezzo. It is easily possible to transform it into a vacation home or B&B and by renovating the outbuildings and recreating new independent spaces for guests. The whole property would be particularly suitable for undertaking accommodation facilities, thanks to the many potentials to be exploited, such as animal husbandry or organic farming.
