The property, of about 450 square meters, maintains all the original features unaltered. On the ground floor we find a large arched doorway that leads us to the entrance where we can admire an old stone oven in perfect working order; there is a kitchen with a large pantry, dining room, a double living room used as a library from where there is access to a beautiful panoramic terrace, which overlooks the garden, a TV room and a bathroom. The farmhouse dates back to the 17th century and was used as such until 1960. The house is located in a position that is easily accessible from the state road, although it is in a peaceful and quiet location; it can be reached from the municipal road (entirely paved and in good condition of maintenance) via an avenue lined with cypress and chestnut trees that is an integral part of the property itself. It is served by all services, only a 5-minute drive away. Arezzo is only 12 km away, Camaldoli 25 km and Chiusi della Verna 24 km. The train station is also easily accessible and close (10 minutes by car). Florence airport is 90 km away while Perugia airport is 100 km away. The property is located in an excellent position for easy access to the most interesting areas of the territory, a strategic location along the ancient route of transhumance between the Alpe di Catenaia and the Maremma that allows to reach, in addition to the city of Arezzo, the most beautiful places of the upper Casentino such as the sanctuaries of Camaldoli and La Verna and those of the Valtiberina, such as Anghiari and Sansepolcro. Even the city of Florence can be reached in less than an hour.
