Description
Shortly behind the main town of Neustift is the small hamlet of Auten. Here the farm is located on approx. 3,255 m² of land, beautifully situated with a view towards the valley. The farmhouse has its foundations from 1666 and we find corresponding structural beauties on the ground floor, such as vaults on the ceilings and wall dimensions of over one meter! The beautiful paintings on the doors create a rural atmosphere and there is a tiled stove with seating and sleeping accommodation in the living room. On the ground floor we find a large kitchen-living room, a bedroom with bathroom and toilet, as well as other rooms that were originally intended as guest rooms. There is a practical connection to the stables and the intermediate spaces or heating system. The upper floor can be accessed from the ground floor as well as from the threshing floor; a new, self-sufficient entrance was created here for the first floor. Completely re-adapted in 2010, this unit presents itself in a country house style, probably adapted to the courtyard, but with a more modern design. The living-dining area with a terrace facing west allows the view of the Stubai mountains to wander. A bedroom with bathroom en suite and a spacious entrance cloakroom area convey a loft feeling. Beautiful wooden work, solid floors and doors were used. The stables extend to the rear of the farmhouse and currently house sheep. Above the stables is the threshing floor and hay barn, with the necessary agricultural equipment. There is of course access from the courtyard entrance. The gross floor area of the farm building on the ground floor or the stables is approx. 300 m², the upper floor or the hay storage has an area of approx. 220 m². The ground floor apartment is encumbered with a lifelong right of residence to the grandmother of the heirs, the unit on the first floor is ready for immediate occupancy. The sheep are kept by the owners and if the stables are the buyer's own use, the sheep will be housed elsewhere. The area of the property is manageable and is not enough to feed the animals; it serves more as an open garden area. There are enough parking spaces in the courtyard, a locked garage and additional spaces in the haystack are available.
