Description
The house is located in the beautiful historic medieval village of Nocera Umbra and was restored in 2014. The three-storey building, connected by an external staircase in a private entrance hall, is located on the slope of the historic centre and has two entrances from as many alleys: the upper part is accessed from vicolo del Teatro, while the lower part is accessed from via Fossatello. From via del Teatro (upper part) one enters a panoramic terrace and a spacious private courtyard with a remarkable view of the valleys and green mountains surrounding the historic centre. From here is accessible an elegant flat consisting of a living/dining room, kitchen area, a bedroom and a bathroom with shower; this apartment can be used independently or can also be connected internally with the apartment on the floor below with an internal staircase, which already exists. On the intermediate floor down the external staircase there is access to a small vegetable garden and a second flat, consisting of a living/dining room with kitchen area, a bedroom and a large bathroom with shower. This flat also has a splendid panoramic view of the valleys and green mountains surrounding the historic centre. Going further down the external staircase or accessing directly from Via Fossatello, we enter the lower part of the private internal hallway with access to a spacious rustic hall and a fund, now in an advanced state of renovation, which could be used as they are or converted into a third flat. The property complex is part of a recent renovation of the entire hamlet, which has been restored to its ancient and characteristic conformation. As far as the finishes of the two upper flats are concerned, the flooring in the rooms is ceramic tiles and the ceilings are made of wooden beams and terracotta tiles in keeping with traditional Umbrian building techniques. The windows and door frames are made of wood and are double-glazed. The heating system is by radiators with a methane gas boiler.
