Commission Details

The assignment of mediation to our agency and our real estate agents is conferred through the signing of a specific document or, in the absence of this, with the use of the services listed in our brochure, in our real estate files and related clauses. The compensation for the mediation (commission) to be paid by the buyer is equal to 4% plus VAT, calculated on the purchase/sale price of the property. The commission is considered accrued, due and payable at the moment of the formation of the purchase agreement between the seller and the buyer (or with the signing by the promising seller for acceptance of the purchase proposal sent by the promising buyer). Belle Epoque RE srl (affiliate of Engel & Voelkers Italy Srl) and its real estate agents are therefore entitled to immediately request the payment of the commission when the above mentioned circumstance occurs. The registration tax, notary costs, cadastral and mortgage taxes are charged to the purchaser. Belle Epoque RE srl. declines any responsibility regarding the information given in the site as it comes from the selling party and/or from the professionals of trust of the same. Belle Epoque RE srl considers this information to be true and does not assume any responsibility for the actuality of the same or for any omissions or inaccuracies. It is understood that the selling party, without prejudice to its obligations towards Belle Epoque RE srl, will retain the right to sell the property to third parties until the signing, for acceptance, of the proposal sent by the promissory purchaser. The latter is obliged to communicate if the property proposed by Belle Epoque RE srl has already been previously viewed by him. For anything not foreseen herein, the provisions of the Italian Civil Code are in force.
