Description
The property stands on a hill overlooking a breathtaking panorama, immersed in the charming countryside of the Langhe, one of the most renowned places in Italy, recognised as a UNESCO heritage site and famous for its excellent food and wine. The marvellous estate, originally an independent hamlet located on a kettle surrounded by vast grounds, comprises three buildings and land covering approximately 15 hectares. Of these, 2.5 hectares are dedicated to the production of the prized Dolcetto di Dogliani D.O.C.G., while 1.3 hectares are destined for Nebbiolo Langhe D.O.C., with a further 5 hectares currently used as meadow and arable land, with the possibility of being converted to vineyards. The estate represents an absolutely unique property for its beauty, characteristics and size, harmoniously unified in a single block accessible by a tree-lined avenue. Here, one can enjoy magical tranquillity and breathtaking views of the Langa countryside. The buildings, located without neighbours or servants, are in the centre of the surrounding grounds and comprise two elegant main residences and a small detached house still to be renovated. The first residence opens onto a cosy living area, characterised by a bright living room with open kitchen overlooking a charming patio with barbecue area. On the upper floor, there are four bedrooms, a study and two bathrooms, while the third floor houses a spacious attic room with high beamed ceilings and a skylight, ideal for moments of conviviality and relaxation. The second residence, converted from an old farmhouse, comprises six flats of various sizes, some of which are mezzanine and have a fireplace, all with kitchen and bathroom facilities. In addition, there is a room on two levels with an attached bathroom, a kitchen and a charming vaulted room used as a pantry. The unit also has a cellar with brick vaults and a covered outdoor courtyard. The buildings, unique in the area for their beauty and architectural consistency, have been restored following a conservative approach that favours the recovery of traditional materials of the area. All the buildings are made of Langa stone and characterised by the use of natural materials such as lime, wood, iron and stone, without the use of cement. The interiors feature terracotta floors and wooden beamed ceilings, thus respecting the rural tradition, while the double-glazed window frames are made of solid wood. The charm of the dwelling is further enhanced by the five wood-burning fireplaces with ventilated inserts. The small house in need of renovation, located close to the other buildings, is free on four sides and lends itself perfectly to being converted into a comfortable annexe.
