Description

Engel & Völkers is pleased to present this fascinating Art Nouveau villa, independent on three sides, located in the heart of the ancient village of Stadirano, a locality that is part of the municipality of Lesignano Bagni, known for its sulphur and thermal water as well as for the uncontaminated nature that surrounds these hills. With a surface area of over 250 square metres on four levels connected by an internal staircase, the foundations of this fascinating house bear witness to the 17th century architecture. The expansive and evocative ancient cellar, entirely built with exposed stone, originally served the original owners, the noble Sforza Cesarini family, and has been subsequently restored, including seismic stabilization interventions, while preserving its typical characteristics. Ascending the ancient stairs, we reach the ground floor with two independent and separate entrances (one of which is a driveway), whose current structure dates back to 1928, as does the façade of the entire building. The entire complex underwent a meticulous and sophisticated restoration in 2000, with great care taken to preserve all the original elements, starting with the cement tiles on the floors. On this floor there is also a bedroom, a bathroom with shower, a very spacious living room and, above all, a panoramic veranda with a breathtaking view of the surrounding hills and the Parma stream. From here you can also admire the perfectly maintained English garden, which has been laid out with great care on the slopes of the property. On this floor, there is also the possibility to create a kitchen, given the already existing predisposition in the area facing the entrance gate. The internal staircase leads to the first floor, where we can find an elegant Liberty-style living room. The floor is completed by a comfortable kitchen and a delightful windowed bathroom and a spacious bedroom. Accessible from the living room, there is also the opportunity to enjoy additional outdoor spaces, thanks to the large terrace with panoramic views that extend to the prestigious Torrechiara Castle. At the second floor we can find an additional habitable attic, where at the moment there is a beautiful bedroom with its large bathroom, which could also represent a small apartment separated from the rest of the building to recover comfortable and charming spaces of absolute independence. The flexibility of use of this property makes it particularly interesting for families who need separate spaces, but do not want to miss the opportunity to experience, even from their own home, the history and nature of these magnificent places.

Location: Stadirano, Emilia-Romagna

Where the first slopes of the Parmesan Apennines begin, on the right bank of the Parma stream, among gentle hills and suggestive ravines, lies the territory of Lesignano Bagni. This airy town is also famous for the thermal waters that flow from its sulphurous and saline springs. Just a short drive from Parma, through the town of Langhirano, famous throughout the world for the production of its famous hams, you can breathe the fresh and clean air of this unspoiled area so close to the capital. Lesignano Bagni, together with the hamlet of Stadirano, offers its residents a unique opportunity: to be immersed in the tranquillity of an unspoiled natural environment, yet be close to all amenities, including schools, hospitals, supermarkets, gyms and swimming pools, all of which can be reached within a fifteen-minute drive. Here, between the hillside hamlet of Rivalta and the nearby Torre di Traversetolo, extends the Barboj Park, characterized by small volcanoes that still emit sulfuric gases from the ground, contributing to the formation of salty mud springs. From these springs, which still exist today, water has been extracted for therapeutic and beneficial purposes since the 1700s, thanks to Pier Maria de' Rossi. Since 2015, these areas have also been declared part of the UNESCO Biosphere Reserves, testifying to their historical, natural and cultural value. They are an invaluable oasis of peace and well-being for the inhabitants and the numerous visitors who still come today, in all seasons, to experience the magic of these enchanting natural places.
