Amenities and special features of this house

This magnificent estate, founded in 1850, is located in Chiaramonte Gulfi, an area known for its lush olive groves and vineyards. Surrounded by hills and gentle slopes, it is a center of excellence for the production of olive oil from the “tonda Iblea” variety, of high quality and internationally recognized, protected by the DOP Monti Iblei consortium. The property is designed like a small village around a charming courtyard paved with white stone, connecting the various “dammusi,” ancient kitchens, large warehouses with stone vaults, the residential unit, and a private chapel. The spaces retain their original layout, divided according to the old functionalities. On the ground floor, a museum displays ancient tools used in olive oil production, including a rotating mill with large cylindrical stones (molazze) and old iron presses from the "vecchio Trappitu." Outside, there is a dépendance with direct access to the olive grove and a separate village with three typical stables and a courtyard. The total ground floor area is about 1,000 square meters, requiring renovation, and includes 30 rooms with the possibility of creating up to 14 bedrooms with en-suite bathrooms, offering great customization opportunities. From the courtyard, an external staircase leads to the first floor, where the main residence is located, preserved with period details: a votive chapel, original wooden fixtures, stone and cementine floors, and a traditional 19th-century masonry kitchen. The residence covers 270 square meters, featuring the classic arrangement of rooms and lounges, with stone-paved floors and small balconies overlooking a private garden. The garden, with fruit trees, is separated from the olive grove by a dry stone wall. The olive grove includes about 140 trees and produces excellent organic olive oil, combining history and nature. Located in the heart of the Val di Noto, the estate is close to golden beaches and natural reserves of eastern Sicily, as well as the Baroque cities of Ragusa Ibla, Modica, Scicli, and Noto. These unique characteristics make the property an ideal opportunity for residential or commercial redevelopment projects, a place where any vision can come to life, in a setting of freedom, beauty, and authentic Sicilian charm.

Chiaramonte Gulfi: Location and surroundings of this property

The property is located in the Ragusa area, specifically in the countryside of Chiaramonte, a beautiful town in the Iblean hinterland. Ragusa, declared a UNESCO World Heritage Site, boasts the unique privilege of having within its territory not only renowned Baroque historic centers such as Scicli and Modica, but also lesser-known yet equally beautiful towns like Chiaramonte. Located north of Ragusa, Chiaramonte has long been called the "balcony of Sicily" for its panoramic position, offering views that stretch from Mount Etna to the sea. Of ancient origin, the town has experienced all the various dominations that invaded Sicily, with alternating fortunes. Its original name was Akrillai, later becoming Gulfi, until Manfredi Chiaramonte, Count of Modica, gave it his family's name in 1296. The town, built with a medieval layout, was surrounded by walls and had a castle. After the devastating earthquake of 1693, which almost completely destroyed it, the town was rebuilt on the same site. In the 19th century, it was renamed Chiaramonte Gulfi. Today, it is a charming town perched on a hilltop, full of churches with Baroque façades. Chiaramonte is the heart of olive oil production, derived from the ancient variety "tonda iblea," which is of exceptional quality and has won several international awards, protected by the DOP Monti Iblei consortium. The countryside is dotted with large and small farmhouses, surrounded by olive groves and vineyards. This is a place that, once discovered, you never want to leave, as evidenced by the many foreigners who have purchased their second home here after experiencing the sweetness of life in Chiaramonte.
