Description

The farm consists of three stone buildings, completely renovated in 2020, where history and traditions blend harmoniously with modern comforts. The renovation took almost four years, in which the choice was made to rebuild on the existing building, preserving and enhancing its authenticity as much as possible. Natural materials such as lime, wood, iron, stone and terracotta were used, as well as reclaimed elements, to maintain the original character of the buildings. The farmhouse, on the ground floor, consists of large halls dedicated to dining and living areas, the kitchen and two bathrooms, as well as an outdoor loggia. On the first floor there are eight bedrooms, seven of which have en-suite bathrooms, as well as a second kitchen and a dining-living area. On the third floor is the dovecote, where we find the ninth bedroom with en-suite bathroom. The barn, developed on two levels, offers on the ground floor two bedrooms, each with en-suite bathroom, and on the first floor two more bedrooms, also with en-suite bathroom. The third building, developed on one floor, has a large terrace and internally boasts a large living room, currently used as a multifunctional space for events and dinners. There is also a kitchen and bar area. In one part of the building there are also two bedrooms, both with en-suite bathrooms. The beautiful garden, filled with the scent of flowers and aromatic herbs, extends around the property, features a convivial barbecue area, enhanced by a loggia and an elegant courtyard equipped with seating, parasols and ample outdoor space. In an elevated position on a large plot, there is a beautiful swimming pool. The estate also includes the surrounding forest, vegetable garden and orchard and is partly crossed by the stream Agliena. The property has a large car park, with a canopy under which the photovoltaic system is installed. The buildings, in energy class A2 and A3, boast an excellent level of energy efficiency, with extremely low utility costs. Electricity comes from a 20 kW solar system, powered by batteries and inverters that convert solar energy into energy used for heat pumps, ensuring optimal heating, hot water and air conditioning for all rooms. For heating, a state-of-the-art reverse-flame gasification boiler is used, fuelled by firewood coming directly from its own forest. The water comes from the municipal aqueduct, the well and cisterns that collect rainwater conveyed from the roofs, thus guaranteeing a self-sufficient and environmentally friendly water system.

Location: Barberino Tavarnelle, Tuscany

The property is located in the Scheto valley, a small Chianti valley in the municipality of Barberino Tavarnelle, a short distance from all services. Even the great genius Leonardo da Vinci went to the Scheto valley, as some drawings in the Hammer codex now in the British Museum in London report, to study the regimentation of rainwater: the famous ‘briglie di Leonardo’, a system of calibrated-mouth sluices with the function of regimenting the descent of the Agliena torrent, which partly crosses the property. Both the Blessed Davanzato, protector of Barberino, and the Barberini family, i.e. the ancestors of Pope Urban VIII, came from this valley, and during the restoration of the Podere, the heraldic coat of arms of the noble family was brought to light. Whoever buys this Podere also buys history. The property can be reached by approximately 1.5 km of unpaved road, which is not in perfect condition at the moment, but can easily be restored. It is situated about 2 km from the centre of Barberino Val d'Elsa, a charming medieval village inhabited by locals. Within a few minutes’ drive you can find restaurants, bars, supermarkets, shops, pharmacies, banks, post office and all essential services. The property is surrounded by vineyards, olive groves and woods typical of the Chianti area. In the immediate vicinity are the renowned Chianti wine cellars and the medieval villages of San Gimignano, Castellina in Chianti and Monteriggioni. Siena is about 30 minutes by car, Florence about 25 minutes; both cities are easily reached via the Florence-Siena highway, which is about 7 km away. Florence airport is about 30 minutes away, Pisa airport about an hour and a quarter and Rome Fiumicino airport about 2 and a half hours.
