Description
The hamlet where the property is located is nestled on a soft hill just outside Arezzo, immersed in the typical Tuscan countryside. The property is located along one of the "Vie del Vino in the Chianti aretino," in an area formerly known as la Contea. The complex consists of the main body of the villa, with its rectangular plan, three floors above ground and the ancient central stone tower; its historical classification is as a villa fattoria, one of the last manor houses in this part of Tuscany. The property has two entrances: one to the south and one to the northwest; the main entrance is a tree-lined avenue of cypresses and centuries-old chestnuts. From the garden there is access to the small family chapel, with stucco above the altar. The villa is accessed by two flights of stairs, parallel and central, with stone steps and wrought-iron parapet, leading to the main floor. The floor opens onto a large and beautiful living room with a pietra serena fireplace; the coffered ceiling is made of walnut beams. The other rooms of the villa face radially: a living room with two important arched windows with frescoed ceilings, to the right is the study, now used as a bedroom with bathroom, which has exposed beams and looks out over the garden and tree-lined avenue. To the left is the large kitchen, lit by three windows with an antique fireplace and stone sink. On the other side of the main hall are two bedrooms, one of which has an en suite bathroom and a large walk-in closet, formerly a third bedroom. The second floor is accessed by a stone staircase that ends in a veranda with three large rectangular windows, formerly a loggia with three openings without fixtures; this very bright loggia, facing southeast, is ideal for a winter garden. There are two apartments; the first is accessed from a large living room with wooden beams and brick floor, overlooking the garden and from which there is access to an attic room with fireplace and two other rooms with bathroom. A wooden staircase leads to the ancient stone tower with five windows and the typical central wooden monk beam. From the tower, typical of the rural landscape since the Middle Ages, one can admire beyond the vast panorama a spectacular sunset. The second apartment is accessed by an entrance hall, kitchen, double living room and a bedroom with the possibility of creating a walk-in closet. Formerly, the second floor also consisted of only one apartment. The other entrance provides convenient access to both the main floor and all the apartments and to the old cellars and granaries where an excellent Chianti Putto from the Aretine hills was once produced, which has crossed the ocean with its main label. The annex, opposite the villa, is a typical Tuscan farmhouse made of brick and stone, in need of renovation; next door is a small annex.
