Casa "FELICIA"

Careful restoration work has given new life and charm to this charming little house, located in a privileged, sunny and quiet position a stone's throw from the historic center of Ragusa and the splendid Cathedral of San Giovanni. The house is spread over three independent floors, also ideal for tourist hospitality. Equipped with an advanced video surveillance system and a programmable video intercom via Wi-Fi, it allows internal communication between floors and remote opening. On the ground floor there is a furnished kitchen with bathroom complete with shower and separate laundry room. A polished pink granite staircase connects the ground floor with the first floor where we find a double bedroom, a comfortable walk-in closet, bathroom with shower and a lovely sunny balcony. Careful restoration has brought life and beauty back to the old slate staircase leading to the second floor. On the right, the load-bearing stone wall, dating back to the original structure of the neighborhood from the end of the 17th century, enhances and gives warmth to the environment. The second floor presents itself as an independent mini-apartment with bedroom/living room, habitable terrace and small kitchenette, complete with bathroom with shower and a solar tunnel that brings natural light inside, with a particular ceiling made of restored wooden beams. Every detail has been taken care of with quality materials: solid or original fir doors renovated with ceramic and brass handles, solid wood frames with double-chamber glass and latest generation locks with a twenty-year guarantee, the access doors to the floors they are also equipped with tumbler locks and triple keys. Energy efficiency is guaranteed by a 25 cm insulating coat under the roof covering, while the radiator and radiator heating is powered by a latest generation LPG condensing boiler, with provision for connection to the methane gas network. There is also provision for air conditioning, with external units positioned on the second floor terrace. The house is completed with designer finishes such as Calligaris mirrors, adjustable wall lights, Grohe taps, Geberit sanitary ware and Sanitana radiators.
