Description

Nestled on a pleasant hill overlooking the green valley, cloaked and almost hidden by centuries-old olive groves, Engel & Voelkers is delighted to offer an exclusive refined mansion with swimming pool, located in the renowned Val di Comino, the pearl of Ciociaria. The property consists of about 6 hectares in the hills, divided into about 3.5 hectares of terraced olive groves, about 1.5 hectares reserved for native woodland, and finally about 1 hectare of courtyard and garden belonging to the property. From the automatic main entrance, the verdant rows of olive trees, thinning out, reveal the property, which immediately stands out for its large natural stone porch surmounted by the lodge with marble columns and wooden roof. In the portico, two centuries-old stone arches invite you into the very large Taverna Living with marble floors and fireplace, stone walls and imposing marble columns to support the wooden coffered ceiling. To the side, with access from the porch, there is a 2-seater automatic garage and a convenient, as spacious, storage room. From the large paved outdoor courtyard, elegant marble and wrought iron stairs lead to the refined panoramic terrace, dominated by the central marble fountain and embellished with the sixteenth-century geometries of the stone floor. The fourteenth-century stone mullioned windows are reflected in the classical lodge. From the terrace, almost like a leap in time, you are projected into the luxuriant eighteenth-century atrium crowned by a bright and elegant spiral staircase in Carrara marble and wrought iron and adorned with a noble fireplace in Carrara marble. The whole room is majestically dominated by 2 monolithic columns in Carrara marble and polychrome marble flooring. The custom-made wooden and masonry kitchen, equipped with an island with marble top, stands out in the large dining room and is also enriched by a delightful sitting room on a staggered level, with a marble fireplace. On the west side of the ground floor, there is discreet access to a guest suite consisting of a sophisticated living room with marble mosaic floor, a convenient bedroom and a delightful Pompeian-style bathroom, completely in Carrara marble. On the first floor, a bright hallway in polychrome marble divides the master bedroom with en-suite bathroom, 2 bedrooms and a bathroom. All rooms have warm parquet flooring. Surrounded by greenery, just below the driveway, stands the beautiful infinity pool of about 60 square meters with an adjoining hydro pool and equipped with multichromatic lighting. In the middle of the olive grove, there is a storage room functional to the care of about 450 olive trees, capable of an income of about 800/1000 liters for each biennial flowering. To decorate the property, positioned in dedicated flowerbeds, there are also 12 centuries-old olive trees. Between the terraced olive grove and the wooded part, 3 small contiguous lakes paint a small unspoiled corner as well as ensuring a complete supply of water for irrigation. In the middle of the area, which has remained intact as a natural forest, stands a wooden house that is functional as a caretaker's residence. The property also has a second automatic driveway access upstream of the estate, directly connected to the residence. All 6 hectares that make up the property are fenced.

Location: Atina, Lazio

The property is situated on a splendid hill overlooking the Atina (FR) DOC cabernet road, 1 h 30 m from Rome and 1 h from Naples. 1 h from the Gulf of Gaeta and 30 m from the mountains of Abruzzo. The Comino Valley is a valley located in the province of Frosinone, in the area historically belonging to the Alta Terra di Lavoro, close to the Abruzzo Apennines and the National Park of Abruzzo, Lazio and Molise. It roughly corresponds to the high catchment area of the Melfa river, which flows through it with its numerous tributaries, flowing into the Liri valley through a gorge eroded into the limestone of Mount Cairo. In the valley, once characterised by a strong presence of land sown with wheat, maize and alfalfa, and of vine and olive cultivation, quality wine and olive oil are still produced: in particular, the vinification of cabernet grapes and other fine vines, which began after the mid-19th century and has been refined over the years, has given rise to the Atina DOC. Sheep-farming (cattle and especially sheep) has also been a first-rate resource for centuries, due to the presence of excellent pasture land at the highest altitudes: this has given rise to the production of ricotta and cheeses that are still renowned today, despite the decrease in quantity of this activity. The Valle di Comino mountain community is the subject of a certain tourist movement, not least because of the summer returns of emigrants and their descendants;of particular interest are the National Park of Abruzzo, Lazio and Molise, with the Meta mountains, Forca d'Acero for cross-country skiing, a locality not far from San Donato Val di Comino for ski mountaineering, the Cantelmo castle in Alvito, the castle of Vicalvi, the castle of Picinisco the nature reserve of Lake Posta Fibreno, the 'Bear Centre', the Marsican brown bear wildlife area in Campoli Appennino, the museum of nocturnal animals in Picinisco, the castle and cyclopean walls in Atina, the sanctuary of the Madonna di Canneto at the source of the Melfa River and the slopes of Mt Meta, which at 2. 241 m dominates the Comino Valley, the sanctuary of San Gerardo di Silions in Gallinaro and San Donato d'Arezzo in San Donato Val di Comino, whose cult is attested in a document from 778. Also evocative is the night-time procession of the return to Settefrati of the image of the Madonna from the Sanctuary of Canneto, on 22 August.
