Lecco is the city that inspired the Italian poet Alessandro Manzoni in writing one of the most famous novels of Italian literature, "I Promessi Sposi". The property brokerage engagement with “Finest Italian Estates S.r.l.” (affiliate of Engel & Völkers Italia S.r.l.) is governed by a specific agreement and pertinent clauses. The consideration (commission) payable by the Buyer/Tenant for our services, plus VAT at the legal rate, is 5% of the sale price of a property or 15% of a yearly rent. If a sale is made, our right to commission arises as soon as the Buyer is informed that the Seller has accepted the offer; in case of property to let, our right to commission arises as soon as the person seeking to rent a property is informed that the Landlord has agreed to let the property to them. The commission must be paid as soon as the parties sign the preliminary sale agreement or the rental agreement as the case may be. The Buyer shall pay the contract registration fees, VAT, if due, notary public expenses, stamp duty, land registration and mortgage charges and any other expenses or taxes pro tempore in force at the time. Finest Italian Estates S.r.l. shall not be held liable in any way for any of the information published in its advertising material since such information is given to the agency by Sellers/Landlords and/or professionals said Sellers/Landlords engage thereto.
