The property brokerage engagement with “Finest Italian Estates S.r.l.” (an affiliate of Engel & Völkers Italia S.r.l.) and/or use of the services listed in our brochure or the property for sale on our property cards are governed by a specific agreement and pertinent clauses. The consideration (commission) payable by the Buyer/Landlord for our services, plus VAT at the legal rate, is 5% of the sale price of a property or 15% of a yearly rent. If a sale is made, our right to commission arises as soon as the Buyer is informed that the Seller has accepted the offer; in case of property to let, our right to commission arises as soon as the person seeking to rent a property is informed that the Landlord has agreed to let the property to them. The commission must be paid as soon as the parties sign the preliminary sale agreement (compromesso) or the rental agreement as the case may be. The Buyer shall pay the contract registration fees, VAT, if due, notary public expenses, stamp duty, land registration and mortgage charges and any other expenses or taxes pro tempore in force at the time. Finest Italian Estates S.r.l. shall not be held liable in any way for any of the information published in its advertising material since such information is given to the agency by Sellers/Landlords and/or professionals said Sellers/Landlords engage thereto. The agency considers such information true and correct; if any information is missing, inaccurate or not current the foregoing people alone shall be liable. The Seller/Landlord may sell/let the property to third parties before an offer is accepted. You are kindly asked to inform the agency promptly if the property on offer is already known to and/or has already been surveyed by another estate agents. Anything not provided for herein shall be governed by our contractual general terms and conditions which are available at our agency for you to read before you sign the engagement agreement.
