“Mas”, “bastide” or “bergerie” : which should you choose?
The charm and authenticity of these stone buildings make the mas, bastides and bergeries of the South of France truly elegant havens of peace.
The “mas:” the ultimate Provençal house
Originally, a “mas” was a type of farmhouse. Gradually, however, this kind of property started attracting heritage enthusiasts who converted them to holiday cottages. Located in the countryside, the “mas,” offers an idyllic living environment. The main building, which features narrow windows, a southerly aspect and sloping roof, is instantly recognizable and is not to be confused with a “bastide.” The “mas,” which is built from local stone, is a property steeped in character.
The “bastide:” a manor house
The “bastide” is a type of manor house and features a style of architecture that is markedly different from that of the Provençal “mas.” “Bastides” were originally residences intended for the middle or upper classes, and were generally used as second homes. These constructions then provided a showcase for owners to display their wealth. The façade of the bastide manor house, unlike the Provençal farmhouse, is usually covered with plaster. It features numerous windows and balconies and occupies a commanding position, surrounded by lush greenery.
The “bergerie”: luxury with a modern touch
Like the “mas,” the “bergerie” was not originally intended as a residential dwelling. However, the rustic beauty of the “bergerie,” which is generally built on one level, is very attractive. Luxury renovations can transform these structures, creating a little corner of paradise. These old stone “bergeries” restored to their former glory have a rough charm, located in quiet, lush surroundings.
Luxury properties in the South of France
Buying a “bastide,” “mas” or old “bergerie” either as a main residence or second home, is a particularly attractive investment. These properties can cost several thousands of euros a week to rent. The price for this type of property can increase significantly, depending on its location, and it’s not unusual to see a “bastide,” or “bergerie” on the market for more than one million euros.
The luxurious nature of these properties is revealed through their amenities, fixtures and fittings, and materials. Home cinemas, cellars, master bed suites, full-width balconies and guest accommodation are just some of the many assets that are sure to win over prospective purchasers. These properties, featuring secluded natural pools in leafy gardens with stunning views, are real gems and make great investments.
