Excellent, classical Mediterranean villa in a top location with an active holiday rental license and the real potential to achieve excellent returns. The house is within easy cycling distance to Pollensa and although a bit more time consuming, it is also a lovely leisurely walk along country lanes to the edge of town. The property comprises a single storey villa, garage and carport, 110 m2 swimming pool and gardens, over two plots totalling over 5000 m2, in the exclusive residential area of La Font. The house is in top condition having recently undergone a comprehensive modernisation of its installations. It is a home that is absolutely ready to be enjoyed immediately and needs little or no work doing for the foreseeable future. The renovation included renewal and insulation of the roof, complete insulation and renewal of the floor including underfloor heating, integrated air conditioning, new wiring and plumbing, as well as new bathrooms and kitchen. The layout includes; four bedrooms and four bathrooms, three are on suite. At the entrance of the house are two bedrooms and two bathrooms plus a home office with pre-installation for a kitchen. Family rooms include the dining room with access to a lovely rear patio where there are BBQ facilities and room for summer dining, a fully fitted kitchen with a storeroom, and a beautiful living room opening up to a fabulous terrace, as well as a cosy TV snug. Furthest from the entrance are two more bedrooms, both are suites and include a huge master suite with a full bathroom, both have access onto a wonderful terrace with a pergola, there is also a big, second home office and storeroom at this end of the house. The mature and beautifully cared for gardens are enchanting, particularly when the bougainvillea and other flowers are in all their glory, draping the pergolas and adding a burst of colour to the garden. A lovely pool is tucked away into one corner and is surrounded by a sun terrace. The property is a beautiful, high-quality retreat into nature and tranquillity without being remote.

The beautiful old town of Pollensa is part of the Municipality of Pollensa, which also includes Puerto Pollensa and Cala San Vicente with a total population of more than 16.000. The town is just 6 km from the coast and 58 km from the airport and the capital Palma de Mallorca. The old town is characterised by narrow streets and the old market square with cafes, bars, shops and small hotels. Pollensa is a town with history that values its traditions and customs. In the early 1920s, Pollensa became a popular destination for famous painters, writers and musicians. Today Pollensa continues to be important to the cultural and art worlds promoting and hosting concerts and exhibitions, such as the International Music Festival. The most notable occasions are the festivals of Sant Antoni in January and the week-long festivities of the patron saint ‘La Patrona Mare de Déu dels Àngels’ in August. Also well worth visiting is the wine fair in April and the Sunday markets held every week. Points of interest include the convent on the Puig de Maria, where there are fantastic 360º views. There is a Roman Bridge and the 365 steps of the Calvario, with a great little cafe at the top to recover from the climb and relish the huge views to both the bays of Pollensa and Alcudia. Pollensa is an excellent starting point for hikers and cyclists before venturing up into the Tramuntana Mountains. Featuring two stunning valleys, Vall den March and Vall de Colonya, the plains and the mountains make for striking landscapes around a romantic town. Property in the area is diverse and in high demand right across the board and many have the holiday rental license in place practically guaranteeing great returns.
