Buying Property in Portugal

STEP 1: CHOOSE THE PROPERTY THAT BEST FITS YOUR NEEDS

STEP 2: MAKE AN OFFER

Our sales advisors will be on hand to assist you with all the negotiations for your dream home or investment property. 




STEP 3: APPOINTING A LAWYER

To speed up the process, we strongly recommend you appoint a local lawyer.



STEP 5: PROMISSORY BUYING AND SELLING CONTRACT (CPCV)

Once all the required documents have been submitted, the lawyers will prepare the CPCV for you to sign. 

At this time, you may be required to pay a minimum of 25% of the agreed property price as an initial payment, this payment will be held by the lawyers. 



STEP 6: IMT TAXES

Property sales and purchases will attract IMT taxes, the tax amount will vary depending on the value of the property, the table below will guide you:

STEP 7: DEED

The deed completion can take between 3 or 4 weeks after the CPCV,  your appointed lawyer will take care of all the process, in the event you are unavailable to sign you can appoint your lawyer as your power of attorney.

The remaining amount of the purchase price must be in your lawyers possession prior to the deed registration to ensure a successful transfer of the property.



STEP 8: PROPERTY TAXES

On ownership you will become liable for early IMI.  The IMI is a municipal tax that ranges from 0,3% to 0,8% of the property value. The IMI tax will depend on the type, age and location of the property.
