ESCH-SUR-ALZETTE - perfectly renovated townhouses in the steel metropolis

Esch-sur-Alzette - The cosmopolitan city in the South of Luxembourg is well-known for its architectural charms. Esch's lively past shaped the image of the country's second-largest city profoundly. When in the 1850s, iron ore was found under the grounds of the area, the region quickly found prosperity.

The development of mines and the expansion of the steel industry attracted many international workers and the city quickly grew in population. Esch soon developed into a flourishing town, which reflected in the city’s architecture. National and international architects and contractors shaped the city center with many beautifully ornamented townhouses, such as this splendid property that is currently for sale with the real estate agency Engel & Völkers. In the process of creating the property exposé, the real estate experts dug out some precious photographs, dating back to its construction in 1912.

An Italian entrepreneur was involved in the construction of the townhouse. Since its development, the property has been family-owned. In an early construction phase, the plan was to build a grand symmetrical mansion. Even though the initial plans were modified quite a bit, the family lived happily in the house for decades.

Being passed on from generation to generation, the property underwent several changes. At one point, the ground floor was transformed into a commercial space, as was the case for many buildings in the Rue de l’Alzette. In 2015, the current owner decided to undertake a thorough renovation.

Today, the building, which is located in Esch's pedestrian street, rue de l'Alzette comprises 3 apartments, one on each floor of the building. High ceilings (± 3,80m) and ancient stained glass, which is set in new double-glazed windows characterize the apartments. Their modern finishings and high-end amenities, paired with the historical charm of the property, create a very special feel-good atmosphere. At the back of the building, private parking spaces are protected by a mechanized gate. The building is sold with a plot of 3ares21ca, having a building potential of 4 levels plus an attic according to current PAGs.
