Launched with the Relaunch Decree of 2020, the Superbonus 110 tax benefit has undergone several updates over the past two years, 16 to be precise, and today presents some further innovations with the Aid Decree. The new Aid Decree includes several measures to support families and businesses. One chapter concerns the extension of Superbonus 110 single-family homes.
In fact, 31 December 2022 has been set as the deadline for taking advantage of the Superbonus 110 single-family homes tax benefit, including, of course, villas and cottages, with the requirement that at least 30% of the total work be completed by 30 September 2022. In the last three months of the year, i.e. until 31 December 2022, it will be necessary to complete the remaining 70 per cent of the works in order to benefit from the Superbonus 110 single-family homes tax relief.
The Aid Decree extended by three months the time to carry out 30% of the work, which had previously been set for 30 June 2022.

It should be noted that in addition to the deadline for the Superbonus 110 relief for single-family homes, there are other dates to keep in mind. Those who do not live in a single-family house but in semi-detached houses, for example, or small condominiums in buildings consisting of 2 to 4 separate units, have 31 December 2023 as the last date to take advantage of the relief for 110% of the expenses incurred. This facility will be increased to 70% in 2024 and 65% in 2025.
Addressing the topic of the extension of Superbonus 110 single-family homes, it is worth recalling which modernisation and renovation works qualify for the tax relief. These are mainly works on the thermal insulation of the building, in vertical, horizontal and sloping surfaces, which therefore involve adjustments mainly in the facades and roofs.
Modernisation of the heating system is also covered by Superbonus 110, as is intervention to reduce seismic risk. In the presence of these necessary interventions - known as 'driving' interventions - it is possible to add other interventions - known as 'driven' interventions - that can in turn benefit from Superbonus 110. These include the installation of photovoltaic panels and electric columns for recharging cars. The modification of window frames can also be eligible for the subsidy. There are two instruments through which to enjoy the Superbonus 110 single-family home tax relief: the deduction in the income tax return, which provides for a refund over four years with equal amounts until the sum due is reached. Along with this there is the assignment of credit, i.e. the possibility for citizens to assign their credit to the company carrying out the work, against a discount, or even to authorised entities such as banks, financial intermediaries, banking companies and insurance companies. The novelty of the Aid Decree concerns precisely this passage, whereas previously it was possible to refer to any company for the assignment of credit, today it is possible to do so only with authorised entities.
The extension of Superbonus 110 for single-family homes provides additional time to access a benefit that goes beyond the concept of incentive and convenience, returning even more than the investment made. For this reason, the bureaucratic procedures are not without weaknesses and risks.
For example, what happens if 30% of the work is not completed by 30 September 2022 as required by the Aid Decree? In this case, only the part of the work carried out before that date (30 September 2022) will be eligible for the 110% deduction, while the remaining part will be eligible for other forms of relief, such as the previous 50% bonus. It is therefore a good idea to calculate the timing of the deliveries well in order to rely on the Superbonus 110 single-family homes without any unforeseen events.
