The Varese real estate market recorded a significant growth in the post-pandemic period. We asked one of the leading experts in the field what to expect
In the beginning, the glories of Milan attracted everyone to the big city, potential buyers of houses and others. Today the trend has changed (influenced by the recent pandemic), leading more and more people to prefer less hectic cities and more in contact with nature.
Cities like Varese, the provincial capital well connected to the main Lombard cities thanks to the first motorway in Europe (inaugurated in 1924) and to the rest of the world thanks to Malpensa airport. But also, smaller cities such as Gallarate, Busto Arsizio and small villages with irresistible charm such as Lissago or Malnate.
We asked Giuseppe di Palma, a great expert of Varese and its province real estate market, as well as a long-time real estate agent, what it means to buy a house in Varese and what to expect for the future and… we discovered some good ones.
How long have you been doing this job and how did you get started?
The real estate sector has always been part of my life, at the beginning for family dynamics and later as an agent. I officially started in 1996, an extremely favourable period for the real estate market, taking my first steps in Toscano Immobiliare and, after that, realities such as Gabetti and Tecnocasa.
In 2018, browsing the Engel & Völkers website, I came across the wonderful luxury homes featured in their catalogue. For me it was a totally new, tempting world, but luxury real estate had always fascinated me and so I decided to embark on this new challenge. In this way began my adventure in the sale of luxury houses in Varese.
In your experience, what are the types of houses that are the most popular in Varese today?
It's not just my experience. It is above all the market dynamics influenced by the post-pandemic that gives us data to think about. There are 3 factors that strongly influence the sale: the presence of external spaces, large internal spaces and the location, ideally far from the big cities.
Covid 19 made us understand that it is essential to be able to carve out your own spaces at home, perhaps dedicating a room (or more than one) to your passions. It made us think about the advantages and disadvantages of smart working and the importance of organizing a room to be used as an office / studio. In addition, he forced us into the house, making us regret the green spaces, outdoor walks. Suddenly, the presence of outdoor areas such as gardens, terraces, balconies has become an indispensable condition.
As for the location, however, in recent years we have noticed the tendency of many customers to leave large cities (such as Milan) in favour of quieter environments such as Varese, a more modest city but equally well served, but also small villages in where you can enjoy healthy air and green as far as the eye can see.
Tell us about your potential customers: who are they and what are they looking for?
Our customer base mainly includes 3 types of home buyers in Varese and its province:
• Wealthy clients (with a budget exceeding € 600,000) who aim to grab properties of a certain level, newly built and equipped with the main comforts.
• Professionals who have important jobs, who work in Switzerland or people at the end of their career, who choose to spend their retirement in quiet areas and prestigious homes.
• Foreigners, mostly Germans, aiming for valuable properties with a swimming pool. The swimming pool is a real must have that few can give up!
The Lake Lugano villas for sale deserve a separate mention, favoured by foreigners (mainly Germans), who aim for villas over a million euros, if purchased as a residence or under 200,000 euros as a second home.
And in terms of areas, which are the most requested?
Obviously, the centre of Varese is the most popular because it is comfortable, well served, but also quiet enough to live. The houses for sale in the City centre are always the ones that attract the most interest and that can be sold more easily.
The same can also be said for neighbourhoods such as Masnago and Bobbiate, which in the last period have seen massive redevelopment and the birth of new real estate projects, in class A.
On the contrary, the area of Sant’Ambrogio, once a must for the many Milanesi looking for a hilly and green area to live or move to for weekends out of town, is now considered a less interesting area.
The areas of Mustonate and Lissago in the last year have been a real surprise, because they have seen many properties sold. Here, in fact, it is easy to find apartments and villas of great value, equipped with every comfort (swimming pool, large gardens, terraces, etc.) but not excessively expensive.
3 houses for sale Varese not to be missed
It is difficult to choose, they are all very beautiful and worth visiting. These 3, however, are truly unmissable.
Let's start from the apartment in via Timavo in Varese city, the fact of being a few steps from Piazza della Motta and enjoying a double garage makes it an excellent investment for a large family.
In the village of Mustonate we also find a splendid villa with swimming pool and independent annex (1.200.000 €). Solution suitable for those who do not like to be satisfied with large indoor spaces, but also require a large garden (perhaps with a swimming pool and tennis court).
For the more demanding, however, I recommend this lake view villa in Galliate Lombardo (4.450.000 €), which amazes not only for its strategic position, but also for the fine finishes used inside.
