Today, our expert real estate agent Massimo Brachini talks about the evolution of the real estate market in the province of Grosseto. 

Hello Massimo, in which area of Tuscany Maremma do you work?

I work in the northern area of the province of Grosseto, especially in Punta Ala, Follonica, Gavorrano and Scarlino. These are very interesting locations for our customers, because of the beautiful beaches and the typical Tuscan countryside landscapes.

Which are the trends of the real estate market of your area?

Despite the travel restrictions due to the pandemic emergency, in the last two years the market has been very active. It is offering me the opportunity to help both Italian and European customers.

How did the Covid-19 pandemic affect the demand for holiday homes?

We noticed a high interest in independent properties including a wide land. Customers want to buy holiday homes with open air spaces where to escape in case of a new lockdown. 

Especially in the first half of 2021, many weren’t able to travel to Tuscany Maremma. We have solved the problem by organizing live virtual visits. Our clients appreciated this solution. Indeed, virtual tours helped us to sell a couple of premium properties. Luckily, starting from spring, we organized also face-to-face visits.

Who is Engel & Völkers Castiglione della Pescaia - Argentario potential buyer? What type of property is he/she looking for?

The customers we deal with are mainly from Europe, although we have a few North American customers. The majority are from Germany, Switzerland, Austria and Great Britain. 

The most requested type of property is the Tuscan-style country-house with garden and preferably swimming pool: foreign customers’ dream. Moreover, a wonderful view can’t miss. Image of sitting in your own patio, drinking a glass of wine, and enjoying the amazing Tuscan panorama. Furthermore, the sea should be maximum half an hour away.
