Massimo, can you tell us about this property?

The house is located in the sought-after Punta Ala, a hamlet part of Castiglione della Pescaia municipality. It is an apartment part of a design villa enhanced by a spectacular sea view and surrounded by Mediterranean scrub.

What the buyers were looking for?

The buyers are professionals from Eastern Europe looking for a holiday home. They were interested in an exclusive, relaxing setting surrounded by greenery.

Why did they choose this house?

The property offers privacy, contact with nature and a stunning sea view. You can even see the Elba Island! In addition, the house is in good condition and needs minimal maintenance work. They fell in love with this apartment as soon as they saw the wide panoramic terrace.

How did the Covid-19 emergency affect both the search for the perfect home and the post-sale service?

Because of the Covid-19 emergency, the costumers were unable to visit the property in person. Since I was receiving several viewing requests for this house, I proposed the buyers to have a video-call visit as soon as possible and they accept it. In addition to visiting the house, I talked and showed them the location so that they could imagine their future holidays in Punta Ala. They immediately fell in love with the house. Indeed, they sent me a draft of an irrevocable purchase proposal. As soon as they came to Italy, they paid the deposit. We can say that the property has been sold thanks to a virtual viewing!

Since the buyers were no longer able to return to Italy, they gave me the power of attorney for the notarial deed. Therefor, they relied on the agency and me also for the after-sales service.

Buyers finally managed to come to Italy and move into their new holiday home a few weeks ago. I handed them the keys, and we toasted together!
