It is well-connected to public transport with the RER B going from Saint-Rémy-lès-Chevreuse to Charles de Gaulle airport and passing by Massy-Palaiseau, Chatelet and Le Bourget, as well as some of Paris’ main metro lines 4, 6, 12 and 13. The 14th is well located and makes the most of its exceptional setting. 


With numerous daycare options for children from nurseries to daycare and primary schools, this is a great place for young parents to live where they can make the most of the least crowded area of Paris. Finally, the 14th has one of the capital’s most beautiful parks, the Montsouris park, which is perfect for Sunday outings and after school fun. Each spring, the Montsouris park attracts hundreds of Parisians looking for a breath of fresh air.

What would the 14th be without its vintage art-deco buildings straight from the 1920’s? With detailed facades, bullseye windows and old-fashioned stained glass, the buildings of the 14th are worth making a visit to the neighbourhood in themselves. One will also find artists’ studios and exceptional shop fronts in the 14th. For example, at number 7, rue Merchain you will find a building from 1928, by Robert Mallet-Stevens, a rival of Le Corbusier. At the time, all the stars were after him, even Tamara de Lempicka, muse of the golden era, placed an order with him.


However, the beauty of the 14th is not restricted to the art-deco fancies of hundreds of Parisians. The arrondissement also comprises of many rural and bucolic areas, essential for Sunday outings. The Montsouris area, near the park and university, contains numerous charming little houses, in all styles and colours, from classical residential to Alsace style, via wooden villas from Les Landes. The Bauer Cité and the rue des Thermophyles with their sculptures, luxurious plants and large cobblestones reinforce the timeless quality that characterises the 14th arrondissement.

Watch out! Just because the 14th is known for being calm and family-friendly, doesn’t mean it’s boring! On the contrary, there is a profusion of bars and it is also known as the neighbourhood of theatres. The Gaîté-Montparnasse, the Rive Gauche, to name just a few, are all to be found in the 14th which contains over a dozen theatres. Known for the aura and atmosphere it produces, one of the principal areas of the 14th, Montparnasse, was named after Mont Parnasse from Greek antiquity, which was dedicated to Apollo and his 9 muses, the goddesses of the arts. 


The name comes from the 17th century, when students would meet at what is now called Montparnasse, to recite poems. The inspirational 14th has also been home to numerous artists, including Gainsbourg, Picasso, Hemingway and Apollinaire.

Due to its proximity to the Montsouris University, which educates thousands of foreign students from around the world, there are extremely interesting opportunities for investment in rental studios and one bedroom apartments in the 14th. Like its neighbouring 13th arrondissement, it is on the edge of important suburban zones of activity, making the 14th an interesting location for young professionals looking for their first apartment. Thus, investing in a rental property in the 14th is a profitable idea and a safe bet.


The 14th remains advantageous as it is still relatively affordable in comparison to other neighbouring areas of Paris. Thus, buying an apartment in the Alesia area or Montparnasse will cost you around €8,900 per square metre. Buying an apartment towards Porte d’Orleans will cost around €8,700 per square metre and finally buying in Denfert-Rochereau and Port Royal (at the very end of the RER B) will cost you around €9,500 per square metre.
