Buyers FAQs

1. What percentage of the property do I own?

You can own 1 to 4 shares of each property. Each share gives you access to 6 weeks of enjoyment each year.


2. Am I a 100% owner?

Yes, you own the entire house through a locally created LLC that is registered for the sole purpose of purchasing the house.


3. Can I bring my own group of people to share?

You are more than welcome to do so. We want you to share your home with like-minded people, so if you already share the mindset with others, let's be sure to spread the joy.


4. If there's a house I'm interested in, will you find me buyers to share it with?

Yes, we will. We work with a strong network of real estate professionals, so we'll be sure to select the right group for you and your home.


5. How long does the buying process take?

The buying cycle for a fractional purchase usually lasts between 2 weeks and 3 months. The home buying process depends on how many buyers there are and how many fractions each homeowner receives.


6. Can I finance the purchase of the house?

Yes, you can find your own means of financing or we can help you finance through some of the financial institutions that work with our model.


7. What is the final monthly fee I have to pay?

Our monthly fee is 120€ per ⅛ share. This covers the costs of all the administrative work and technology required to manage your property, as well as setting up and managing the LLC we create for your home. All other costs of the home are proportional to the number of shares held by each owner. They are included in an annual budget that is passed on to the owners at no extra charge from us.


8. Can I rent or transfer the time I don't use?

Yes, we give owners the flexibility to lend the weeks they will not be able to enjoy the property to family and friends.

13. Can I keep my personal belongings in the house and will people be able to access them?

Your belongings will be stored as part of our monthly services, and will be brought to your home prior to your arrival, so that you will feel at home as soon as you enter. No one else will have access to your belongings except you, your family and the house management team.


14. Are pets allowed in the house?

Depending on the group of buyers finalised for the house, we will create a set of personalised rules for them, so if the group is pet friendly, this will be taken into account. Any damage caused by an owner's pet will be the responsibility of that particular person.


15. What are the rules for using each property?

We expect owners to share a common philosophy to care for their home with the utmost care, however, in order to ensure a common understanding and share the same expectations when using the property, owners will adhere to a code of conduct which will be made available and required to be signed upon completion of the purchase of the property.


16. What if someone damages the house?

Accidents can happen to everyone and we understand that. We will help you if something happens during your stay to put things right. We carefully inspect the house after each stay to make sure it is left in the same condition as before. The owners are responsible for any damage to the house beyond normal wear and tear.


17. Can I sell my shares whenever I want?

Definitely, you can resell at any time you wish after a minimum dormancy period of 12 months. We will help you resell your shares and you are free to set your own price.


18. What kind of property maintenance services are included and how are the providers chosen?

We include all the services necessary to keep the property in excellent condition to the standard required for an exclusive home: as an example, this can include everything from gardening to cleaning services, as well as pool maintenance, insurance or any annual fees.


19. What additional services are included in the monthly fee?

Buying a fractional home means having access to really special and unique services to make each stay unforgettable. We offer personalised services for our guests, including catering, in-home chef services, childcare, event planning and booking, as well as having your favourite wine and snacks ready for your arrival, among others.
