Project descriptions
The building, with an efficiency class of A+, was developed with the aim of providing long-term benefits. According to its external formation and positioning, strict walls should not separate the outside and inside spaces, but rather a variety of passages should penetrate the building mass.
Two plateaus with 6 and 8 floors support a bar that extends across Leipziger Straße and spatially encompasses the local supply center. The bar spans like a bridge from plateau to plateau.
The orientation of the rising buildings opens up a lot of views of the city, minimizes any disruption to the neighboring buildings and, in combination with the arcade access, provides protection against noise pollution.
On the ground floor, in contact with the supply center, there are commercial uses that are intended to complement and enrich the local offerings. Through the targeted densification of the location, both the required commercial infrastructure (family doctor's practice, restaurant, veterinary practice, pharmacy) as well as new living space and new forms of housing that are urgently needed for the city can be created without building over additional green spaces.
The block on the 1st floor is particularly suitable for larger shared apartments that, for example, are organized in an age-friendly manner. The access via arcade, stairs and elevators also enables hybrid uses in the longer term, for example for living and working. The large, deep area on Plateau 2 enables it to be used in particular for special types of housing for communal living, e.g. for residential groups with care/services or mixed cluster residential communities. Patios create additional exposure and secure living and working environments.
The depths of the other upper floors work well for apartments in different sizes and layouts. The flat roofs offer possibilities for use as roof gardens, which can be designed for communal use as well as for private protection. In any case, the roof areas complement the diverse offering for future residents. The uppermost roof surfaces are primarily reserved for solar energy generation.
The new building will not have a basement. The required parking spaces will be located on the ground floor. Charging of electric vehicles with a charging capacity of 11 kW is guaranteed at all car parking spaces. In addition to the arcades, storage boxes assigned to the apartments will also be set up on the floors for bicycles, which can be easily reached via the appropriately sized elevators.
Central hot water preparation for the entire property is achieved through the use of heat pumps and subsequent functional redundancy. The building is heated using underfloor heating.
Erfurt
With around 215,500 inhabitants, the state capital Erfurt is the largest city in Thuringia and at the same time the economic center in the “green heart” of Germany. Together with Dresden, Leipzig and Potsdam, the city is one of the fastest growing cities in the eastern federal states. Because Erfurt focuses on education - and thus on the future. Various research institutions have settled around the university and technical college, including the Fraunhofer Institute and the research and industrial center Erfurt South-East. Young people will find an attractive mix of professional perspectives and quality of life here. Because Erfurt is colourful, cosmopolitan and offers a lot of culture.
Erfurt is in the middle of Germany. Halfway between Berlin and Frankfurt am Main, the city is easily accessible from everywhere - whether via the long-distance train station, Erfurt-Weimar Airport or the A4 and A71 motorways. Since the opening of the ICE line from Berlin to Munich, Erfurt has been one of the most important railway hubs. Numerous companies have settled here and complement established sectors such as vehicle construction or mechanical and plant engineering. In addition, the city is increasingly focusing on innovative future technologies such as microsystems technology, photovoltaics and logistics.
The project is on the edge of the Krämpfervorstadt district on the Ringelberg. Located opposite the old town, the district with its timelessly beautiful Gründerzeit streets is reminiscent of Prenzlauer Berg in Berlin and has developed into a popular residential area for young people and families in recent years thanks to extensive modernization measures. Schools and day-care centers also provide care here. In addition to a district library, there is also the Erfurt University of Applied Sciences on Hanseplatz. The historic old town, the Anger shopping street, cinemas, theaters and the city's main train station can be reached in a few minutes by bus and train.
At the beginning of the "Neuer Ringelberg" quarter is the property that is to be built on. The hill gives you a fantastic view over Erfurt. The quarter is characterized by a mixture of loose development, detached single-family homes, but also classic large housing estates. Goods for daily needs can be obtained in just a few minutes. and Erfurt's old town, the university, the technical college and the facilities.
Expert opinion for the project
The new building project “Riegel & Reiter” offers you the rare opportunity to combine modern and versatile living arrangements under one roof.
Whether high-quality apartments, new living in a modern shared apartment with a large roof terrace or age-appropriate living. Riegel & Reiter offers space for young and old.
Two doctors' practices, a pharmacy and a restaurant on the ground floor also offer the opportunity to cover part of the care required in the Ringelberg area.
The Ringelberg is very popular in Erfurt and is in demand by a large number of residents. Many newly built homes characterize the area. The last locations for private homes have almost been ripped out of developers' hands in the past 12 months, so the Ringelberg is now at full capacity.
The “Riegel & Reiter” project offers the perfect addition to the residential area and, in our opinion, will be just as well received by future users. There are already several interested parties for the doctor's office, the pharmacy and the age-appropriate living space. The shopping center next door can also provide all your daily needs.
The beautiful location, the good transport connections and the fantastic view over Erfurt to the cathedral make the “Riegel & Reiter” project the perfect addition to the popular Ringelberg.
The excellent energy efficiency class of A+ with a final energy requirement of 22.3 kWh/(m²a) is also a special feature of the sustainable new building project.
Especially in today's world, this project offers great opportunities to create new housing for young and old.
