Another undeniable advantage of Smíchov is that it is largely spared by mass tourism in Prague. Plenty of greenery contributes to the high standard of living: Smíchov is not too far from the Prokopské Valley, Santoška or the Sacre Coeur Park, which is connected by a pedestrian bridge with the shopping center Nový Smíc in a structurally interesting way. The attractiveness of Smíchov is enhanced by the proximity of the Vltava and its shores.
The southern part of Smíchov extends to the shore of the Vltava. The houses on the left bank offer beautiful accommodations with views of the river, but also on the opposite panorama with the Dancing House and the National Theater. The attractiveness of this waterfront will be further increased in the future due to planned physical closures, which will reduce traffic and improve the quality of life. Many properties and apartments for sale offer an enviable view of the Vysehrad, the Prague Castle and the panorama of the Prague bridges. The waterfront offers a variety of cultural options, including concerts in the popular Jazz Dock. On the city beach in Smíchov there are often events for families with children. Opposite the bustling business district near the Vltava river are the luxurious villa districts Malvazinky, Dívčí hrady and Hřebenky. In addition to modern housing developments, there are a number of stylish First Republic era villas surrounded by parks and gardens. In the past, the city of Prague tried to provide living space to all social classes in all districts. Thus, colonies of terraced houses are found in these luxurious villa districts at the cemetery wall in Malvazinky. The colony, founded in 1921, was then primarily intended for the working class. Today, these small picturesque houses can be found in a very quiet part of Smíchov, at a sought-after address where Czech celebrities such as the actress Aňa Geislerová live.
The properties in the upper part of Smíchov are popular not only for their architectural qualities, but also for their location in the countryside. In addition to the Paví vrch with its wonderful view of Prague there are numerous other parks - Santoška, Nikolajka, Klamovka or Popelka Park. Where the Smíchov of the modern apartment buildings turns into villas, lies the beautiful landscaped park "Na Skalce", a small green area of only 2.2 hectares. But the relatively small space is used very effectively and imaginatively and offers many surprises. The park was named after the estate Skalka and was built on the other property that was part of the plot. The owner of the park, Knight Eduard Doubek, donated the park to the municipality of Smíchov in 1889, which commissioned the architect František Thomayer to revitalize it. In fact, the neoclassical park with pond and pavilion owes him its existence today. The plots of land here have a considerable inclination, as below them the first water reservoir of the town of Smíchov lies hidden. And that's why the parkland is so beautifully modeled.
