Zurich real estate prices continued to show a stable upward trend in 2024. As an economically important metropolis, Switzerland's largest city experiences enormous popularity, even beyond national borders. From urban flair with diverse cultural offerings and entertainment options to magnificent landscapes for recreation, the city and its surrounding canton offer something for every taste. Where does Zurich show its most beautiful side, and how are real estate prices developing? Our Market Insights Zurich provide you with insights into developments and trends!
In absolute premium locations, such as Thalwil directly on Lake Zurich's shore, properties reach sales prices of up to CHF 10 million. Even in the surrounding regions of the metropolitan area, Zurich real estate prices have been trending upward for years. Average prices in the upscale segment here reach up to six million Swiss francs. Looking at the entire Canton of Zurich, the average price level presents itself as follows: Apartments between CHF 7,000 and CHF 25,000 per m² Houses between CHF 6,000 and CHF 35,000 per m².
These property prices in Zurich reflect the city's status as a prime location. Demand remains consistently high. This is also reflected in price development, as supply is limited. Overall, Zurich real estate prices have risen by almost two percent in the past 12 months, and square meter prices have increased by nearly 100 percent over the last 20 years.

The entire Canton of Zurich is characterized by an extensive range of exclusive properties. Modern apartments with lake views, urban, light-flooded lofts, or high-quality new construction projects in green areas attract potential buyers from around the world. Whether in central locations or peripheral areas: Real estate prices in Zurich's premium sector remain consistently high throughout the canton. Some locations show a slight upward development. This applies, for example, to properties around the popular Paradeplatz and in Oerlikon.
Around Zürichberg, prices increase annually by about five to ten percent. Unique properties have a special price dynamic, as they are extremely rare. For well-maintained historical villas in prime locations, historic residential buildings in the city, and properties with views of Lake Zurich, buyers sometimes pay significantly more than in other districts.
In the picturesque lake community of Thalwil, free-standing luxury villas on hillsides that captivate with views of Lake Zurich and the nearby Alps are absolute rarities. Here, prices remain at a high level, with an upward tendency. Interested buyers wanting to fulfill their dream of owning property are willing to pay collector's prices well above the average price in Zurich's real estate market.
As an economically strong, attractive region, the Canton of Zurich is in demand not only in Switzerland but internationally. Therefore, the demand for living space, especially in premium locations, is higher than ever.
District 1 scores with its historical charm, good accessibility to numerous shopping opportunities, and many cultural offerings. Lake Zurich is also nearby. People living here appreciate residing in an exciting metropolis while having quick and easy access to popular recreation hotspots such as magnificent park landscapes or the lake. In District 2, those seeking both classical and modern living quality will find a wide range of properties that are close to the city but also offer quiet and green surroundings. District 5 impresses with exclusive, urban flair and premium properties that enable fantastic views of the entire city area, for example from one of the modern residential high-rises frequently found here.
The districts of Fluntern, Hottingen, and Hirslanden, belonging to District 7, are among the most popular neighborhoods. Exclusive villas, single-family homes, and small apartment buildings situated in green areas characterize the cityscape and enchant with views of Lake Zurich and the city. This area particularly attracts families. The lower-lying districts are more urban and attract younger people with well-maintained historical properties as well as modern architectural styles. Zurich offers many amenities here, including universities and schools, shopping areas, cultural offerings, restaurants, and the nearby Lake Zurich. Below the lake lies District 8 with the urban quarters of Mühlebach, Seefeld, and Weinegg. They mark the transition to the popular Gold Coast on the right side of the lake. Here, Zurich shows its most beautiful side with magnificent residences from 1880 to 1925 lining the picturesque streets. Singles and couples of all ages particularly enjoy living here, savoring the amenities of life in the Swiss metropolis.

The left side of Lake Zurich with the communities of Rüschlikon and Kilchberg offers not only a splendid lake view and beautiful mountain panoramas but also proximity to the city and attractive leisure activities. Fitness enthusiasts particularly enjoy access to local sports clubs. Additionally, the first-class infrastructure allows quick access to Zurich Airport and the business centers of Zurich and Zug. The gastronomic variety completes the offering. The lakeside communities of Thalwil, Horgen, and Oberrieden also convince with comparable amenities and relatively favorable tax rates.
Due to increasing housing scarcity and rising house prices in Zurich's center, more people are moving to Zurich's metropolitan area, especially since its advantages are in no way inferior to those of the inner city. Communities like Kilchberg, Wallisellen, or Dübendorf are considered particularly attractive as they're within quick reach of Zurich's city center. Even the more distant Winterthur is experiencing increasing demand. Many who work in the city settle here because the housing supply is large and affordable, and good accessibility to Zurich is guaranteed, whether by car or public transport.
It can be assumed that the development of real estate prices will continue at the current level both in the city of Zurich and throughout the canton. A collapse in demand is not expected, as Zurich will not lose any of its popularity as Switzerland's economic and cultural heart, especially in top locations. Since new construction activities are rather restrained and private properties are rare, Zurich house prices are expected to remain stable at a high level or increase slightly.
At Zürichberg, it is primarily solvent interested parties from Switzerland and abroad who wish to fulfill their dream of owning their own home and establish a primary or secondary residence in Switzerland. As a result, real estate prices in this region of Zurich continue to show an above-average upward trend, especially since supply is limited.
Real estate prices for properties on the left bank of Lake Zurich are characterized by sustained growth, low interest rates, and high net immigration. Since buyers prefer new buildings, older properties in the lower and middle segments are under price pressure. Financial institutions' requirements also demand critical property analysis and create challenging financing conditions.
The surrounding residential areas of Zurich's metropolitan area are becoming increasingly popular, partly because living space in inner-city areas remains scarce. Due to the uncertain geopolitical situation, there is some restraint here. Nevertheless, a positive development can be forecast for the real estate market, which is also favored by accompanying factors such as immigration, good interest rate development, and GDP.
In Zurich's city-close locations, real estate price levels are high. However, properties requiring maintenance may be available for under one million CHF in favorable cases. Prices decrease with increasing distance from the city center.
At Zürichberg, 1-room apartments or studios with a living space of 20 m² are sometimes available at prices below CHF 500,000. For attractive 4- to 5-room apartments with living space between 90 and 110 m², prices over CHF 2 million are common.
Generally, favorable real estate prices in Zurich's top locations are rare. To find properties below CHF 500,000, it is advisable to focus on existing properties in Zurich's agglomerations. In the metropolitan area around Zurich, for example, the hinterland of Winterthur towards Schaffhausen or Thurgau, as well as the Zurich Oberland around Bauma or Zell, are interesting locations.

The lack of living space in Zurich continues to drive up demand for real estate in the surrounding lake communities. Many locations are experiencing growing interest thanks to their idyllic, rural setting and good connections to the city. The shift towards remote work means young people are increasingly willing to accept greater distances to their employer, which is expected to drive up real estate prices.
To manage the tense situation in Zurich's real estate market, more construction projects are being planned that focus on inner densification and vertical building. This densification will change the cityscape in the long term, as villas and single-family homes increasingly disappear.
For new buildings, development will move more strongly towards sustainable and space-optimized concepts. Due to rising prices, energy-efficient buildings, natural building materials, and green energy and heating sources are coming into focus, for example by integrating environmentally friendly technologies such as solar systems.
