Standard land value for Freiburg

For property owners and buyers, the standard land value in Freiburg provides initial information on the average price per square metre for land in the various areas of Freiburg. As the standard land value applies to so-called standard value zones, it can only serve as a guide. This is because it does not take into account the special features of each property. 1. Why does the standard land value exist?

Every two years, the guideline values for building land in Germany are determined by the municipalities in accordance with § 196 BauGB. The Freiburg expert committee divides the city area into standard land value zones for this purpose. These are locations in which the properties are used in the same way. This means, for example, that they are purely residential neighbourhoods, commercial areas or alternatively mixed areas. A guideline value zone comprises properties that may not be more than 30 per cent apart in terms of value. To do this, the expert committee compares the sales of recent years. The committee calculates the purchase prices down to one square metre. Depending on how much data is available, the result for a zone is better or less good. If there is not enough comparative data available, the experts make an expert assessment assessment.

2. What is the standard land value useful for?

First and foremost, the standard land value serves as a basis for the taxation of land in Freiburg. For owners and buyers, the standard land value also provides Assistanceto roughly estimate the value of the property. The standard land value is also used in property valuations if no other comparative values are available. This is because, unlike a property valuation by an estate agent, the standard land value does not take into account the current development of the property market in Freiburg. In addition to being up-to-date, the standard land value applies to entire standard value zones, which can include individual streets as well as larger areas. In reality, the shorter distance to a school or public transport can already represent added value for a buyer. For prospective buyers, it also makes a difference whether the property is located on a main road or in a cul-de-sac. Equally, individual factors of the property are not taken into account when determining the standard land value in Freiburg. Yet it is precisely these that have a significant influence on property prices in Freiburg. These include, for example

4. Who provides information on the standard land value in Freiburg?

The expert committee of the city of Freiburg determines the standard land values for all properties on average every two years. You can find the standard land values for Freiburg free of charge online on the portal FreiGIS portal. On the standard land value map, the standard land value zones are subdivided into residential areas, mixed areas, commercial areas, raw building land and building land.
