With the incorporation of Wellingsbüttel into the Hanseatic city of Hamburg in the 1930s, the cityscape of the once agricultural town changed abruptly, as the extensive fields and meadows largely gave way to urban residential areas and modernity moved in. Today, around 10,500 residents enjoy the upmarket flair of this centrally located district, making Wellingsbüttel one of Hamburg's most affluent neighbourhoods with an annual income twice as high as the Hamburg average. Let discerning buyers become part of the exclusive community of Wellingsbüttel with your sale in cooperation with the estate agents of Engel & Völkers Hamburg Alstertal!
The quality of living in this idyllic district, which is favoured by its proximity to nature, an ideal infrastructure and numerous leisure opportunities, is well above average compared to other Hanseatic areas. So if you are interested in buying a property in Poppenbüttel, you should be quick! With your real estate agent from Engel & Völkers Hamburg Alstertal, you can be sure of buying your dream property promptly and at the best price.
The name of the district is derived from "Sahl", a term for clay ponds that characterised the area in the Middle Ages. "Mellingstedt", on the other hand, refers to a Saxon settlement dating back more than 1,000 years. After the major fire in the city of Hamburg in the middle of the 19th century, Lemsahl developed into one of the central locations for the production of yellow clinker bricks, which were needed for reconstruction. Even today, traditional buildings made of Lemsahl bricks can still be found in the centre of Hamburg and are a reminder of times gone by.
The name Sasel comes from the Old Saxon words "sasle" or "saslo" and is made up of "sahs" for stone and "loh" for grove. Originally part of the Duchy of Schleswig-Holstein, it only became part of the Hanseatic city in 1937 with the Greater Hamburg Act. Some of the building plots and houses that were built back then still adorn the cityscape today and achieve top prices when sold with Engel & Völkers Hamburg Alstertal. Discover further highlights of Sasel's development into a prestigious district and follow our experienced estate agents on a journey into the past.
Around 51,000 residents already enjoy the high level of living comfort in this versatile neighbourhood. Despite being densely built-up, there are numerous green spaces and parks in many parts of the neighbourhood, offering a break away from the hustle and bustle of the big city. The Great Fire of Hamburg, which destroyed large parts of the old town between 5 and 8 May 1842, favoured the growth of numerous surrounding communities. The former suburb of Eilbek also benefited from the momentous tragedy and grew from a small village with meadows and fields to one of the most densely populated districts in Hamburg, which was incorporated in 1894. Today, more than 21,970 residents enjoy the high quality of life in this authentic district - when can we welcome you to your new property in Eilbek?
Beautiful gardens, extensive meadows and tranquil forests - this is the recreational area of the Wandsbeker Gehölz, which extends not far from your property in Wandsbek-Marienthal. In contrast to this are the imposing office buildings and housing estates that mark the urban centre not far from Kielmannseggstrasse. Follow our experienced estate agents through the most beautiful areas of the district and find out why selling or buying in Wandsbek-Marienthal is worthwhile.
Tonndorf was first mentioned in documents as "Todendorpe" at the beginning of the 14th century. However, the former village was already inhabited long before it was first mentioned. Over the last two centuries, numerous ancient artefacts have been found that prove Tonndorf's existence from the Iron and Bronze Ages. Today, with Studio Hamburg as its largest employer, Tonndorf is one of the most urban Hanseatic districts. The property landscape here is characterised by modern condominiums and affordable terraced houses and semi-detached houses, making Tonndorf one of the most sought-after property locations in the sales area of Engel & Völkers Hamburg Alstertal.

As one of the most sought-after property locations in the north-east of Hamburg, offering comparatively affordable living space, Rahlstedt is one of the most diverse districts in the Hanseatic region. Numerous artists have found new inspiration in their adopted home of Rahlstedt, such as its most famous resident Detlev von Liliencron. Even though the poet only lived on Rahlstedter Bahnhofsstraße for a few years at the beginning of the 20th century and was never able to realise his satirical novel about the authentic suburb, he is still considered one of the most important figures in the community today. Pop singer Nena has also enjoyed the unique flair of Rahlstedt for several decades.
Hardly any other district in the north-east of Hamburg offers such convenient and fast connections to the city centre as the versatile district of Farmsen-Berne. The station "Trabrennbahn", which still exists today, and several streets such as "Sulkyweg", "Schimmelweg" and "Traberweg" refer to a once important horse racing track that made the former village famous throughout Germany. Numerous great jockeys such as Charlie Mills, Walter Heitmann and Hans Frömming started their careers at the racecourse, which existed from 1911 to 1976. Today, exclusive housing estates can be found here, which have won international urban development awards for their unique design and still make Farmsen-Berne a sought-after property location today.
Characterised in the east by a hilly landscape full of large tunnel valleys, Meiendorf was formed around 12,000 years ago by streams of meltwater from the glaciers. What was left behind were large areas full of rubble and debris, which over the millennia developed into imposing mounds that characterise the Stellmoor tunnel valley today. Placed under nature protection at the end of the 20th century, it is one of Meiendorf's green lungs. Not far away is the Höltigbaum nature reserve, which invites you to enjoy excursions into nature not far from your new Engel & Völkers Hamburg Alstertal property.

With the increasing demand for affordable living space, numerous new-build projects have been realised in the beautiful Alster Valley in recent years to counteract the shortage of properties. However, only a few new builds can be constructed due to building restrictions. Since 2018, six projects with around 40 residential units have been in the active construction phase in Wellingsbüttel, around 16 residential units in Hummelsbüttel and 12 modern flats in Sasel. However, in order to meet the increased demand, the supply of properties for sale must continue to rise. Find out from our expert estate agents why selling or buying a property in Alstertal is worthwhile.
