Luxury flat: Buying tips & information

In view of the increasing urbanisation, luxury flats are becoming more and more interesting for investors and owners. Luxury flats not only serve as a comfortable retreat, but often represent a lucrative investment. In the following, we will show you all the things you need to consider when buying or renting a luxury flat.

Luxury flat, penthouse or loft?

Luxury flats differ from other properties not only in their higher price level. Luxurious owner-occupied or rented flats have a larger living space, higher-quality furnishings and exclusive design that goes far beyond the usual. The location is also decisive for classification as a luxury flat. Often, the properties are located very centrally or in quiet districts that have a modern infrastructure, numerous shopping facilities and outstanding cultural and leisure facilities. In some buildings with luxury flats, in-house services such as a concierge service or cleaning services are also offered. Especially in large cities, where the supply of space and housing is comparatively limited, luxury flats are sought after for these reasons. Various types of luxury flats exist, designed to meet different needs and preferences:

Luxury flat:

Different types of flats are referred to as luxury flats, all of which have in common that they have the above-mentioned features. A lavishly restored old building with high ceilings, stucco and fine parquet floors thus counts as a luxury flat just as much as a modern new building.

Penthouse:

A special type of luxury flat is the penthouse. This is a flat on the top floor of a building. Penthouses are often characterised by a large living area, lots of natural light and often a flat roof. As a rule, such a luxury flat also has a generously proportioned balcony or even an entire roof terrace. In Switzerland, such properties are also called attic flats.

Loft:

In a loft, industrial charm meets the highest level of living comfort. A loft flat is a former warehouse or industrial space that has been converted into a flat. Due to this origin, such luxury flats are usually characterised by a particularly large living space and an open room design. Large window fronts and rustic brick walls are also often found in these properties.

Where can I buy a luxury flat?

If you want to buy a luxury flat, you have to reckon with a price level that is significantly higher than the usual local asking prices. In return, however, investors receive maximum living comfort, privacy and excellent connections to the urban infrastructure. But it is not only as a residential location that the purchase of a luxury condominium can be worthwhile. Due to the increasing demand on the real estate market, passive income can also be generated by renting out one's own luxury flat. A look at our market report on luxury properties in Germany shows that the price level has been rising continuously for years. How can I rent a luxury flat?

If the property is only to be used temporarily or as a commuter flat, you can of course also rent a luxury flat. This option offers the tenant increased flexibility without having to forego the usual exclusive comfort. Although the rent and ancillary costs for luxury flats differ significantly from those of other properties, these properties are also subject to the applicable tenancy law. The legal notice period therefore remains the same. If you are looking to rent a luxury flat, our following portfolio of unique rental properties will help you.
